$130,000.00•$230,000.00 per year (Based on Experience) The Opportunity Handa Developers Group is seeking a highly qualified Director of Residential Construction to serve as the operational and strategic leader of our residential real estate development and construction portfolio. In this executive-level role, you will command large-scale residential developments from initial concept through final handover, ensuring exceptional structural quality, strict timeline adherence, and precise financial control. Oversee and manage all execution phases of residential construction developments, ensuring on-time delivery, budget retention, and unyielding quality standards.
Team Leadership & Development:
Lead, mentor, and align an internal team of project managers and supervisors alongside external subcontractors to foster a productive, collaborative field environment.
Controls & Architecture:
Author and manage critical project master schedules, comprehensive budgets, and resource allocation models.
Regulatory Compliance:
Enforce strict compliance with safety standards and local municipal regulatory requirements, including permitting pathways and building inspections.
Technical Synchronization:
Partner with design architects, structural engineers, and key stakeholders to refine building designs and proactively resolve engineering issues.
Risk & Performance Analysis:
Monitor real-time project metrics, implement process improvements, and actively mitigate construction and environmental risks.
Procurement & Buyout:
Oversee vendor and subcontractor pre-qualification, lead contract negotiations, and continuously audit partner performance.
Process Optimization:
Leverage modern construction management software and technology tools to streamline building processes and corporate reporting cycles.
Stakeholder Relations:
Maintain clear, structured, and consistent communication lines with executive leadership, project stakeholders, and clients. What You Need to Succeed (Qualifications)
Industry Tenure:
10+ years of dedicated, professional experience in residential real estate development and construction management.
Portfolio Leadership:
Proven leadership capability managing multiple large-scale, high-density, or custom residential building projects simultaneously.
Technical Mastery:
Deep operational knowledge of structural construction processes, critical path scheduling, cost budgeting, and quality control frameworks.
Plan Interpretation:
Elite capability to read, interpret, and cross-reference blueprints, architectural drawings, technical specifications, and engineering documents.
Critical Problem-Solving:
Outstanding problem-solving skills, sharp attention to detail, and the ability to maintain executive composure under high-pressure timelines.
Technology Literacy:
High proficiency utilizing enterprise construction management software suites and digital tracking tools.
Interpersonal Fluency:
Strong communication and interpersonal skills, with a deep commitment to internal team collaboration and mentorship.
Licensure Asset:
An active California Contractors State License Board (CSLB) Class B General Building License is highly preferred, but not strictly required.
