Commercial (Medical, Mixed-Use, Retail, Senior Housing, and Office).Mandatory Licenses & Certifications:
None Required. The Opportunity You will be the strategic bridge between a client's vision and physical reality, driving early project decision-making to optimize budgets and schedules. This hybrid leadership role allows you to command the preconstruction phase for diverse, high-impact commercial sectors. You will have the platform to influence project outcomes from inception, ensuring every build is set up for operational and financial excellence. How You Will Make an Impact Prepare detailed conceptual, schematic, and hard bid estimates across diverse sectors including medical, multifamily, and retail. Lead preconstruction efforts by collaborating with owners and architects to align project scope with budget and schedule realities. Identify value engineering options and cost-saving alternatives that enhance constructability without compromising quality. Evaluate and level subcontractor proposals to ensure comprehensive coverage and competitive pricing for every bid package. Develop robust preconstruction schedules, phasing plans, and site logistics strategies to mitigate early-stage project risks. Cultivate long-term relationships with trade partners and suppliers to stay ahead of market trends, material escalations, and lead times. Facilitate a seamless transition of project knowledge to the internal operations team for successful field execution. Required Qualifications & Experience Minimum of 5-8 years of commercial construction estimating and preconstruction management experience. Proven proficiency with industry software such as On-Screen Takeoff, Bluebeam, Procore, and MS Project. Strong technical knowledge of construction means, methods, and current building codes. Demonstrated ability to manage multiple complex bidding deadlines simultaneously while maintaining high analytical accuracy. Preferred Qualifications & Experience Bachelor's degree in Construction Management, Engineering, or a related field. Experience in design-build or design-assist delivery methods and early trade partner engagement.
