Known for our craftsmanship, transparency, and collaborative process, we help our clients bring their visions to life. Due to increasing demand, we're expanding into Jefferson County and seeking a Superintendent to help lead our success in this new market. Role Description The Warranty Manager/ Junior Superintendent supports the field operations team by assisting with active construction projects, coordinating subcontractors, maintaining jobsite standards, and managing warranty service after project completion. This role is responsible for helping ensure projects are completed safely, efficiently, on schedule, and to company quality standards, while also serving as the primary point of contact for homeowner warranty matters. The ideal candidate is organized, proactive, detail-oriented, comfortable communicating with clients and subcontractors, and eager to grow into a full Superintendent role. Responsibilities Include Manage homeowner warranty requests from intake through resolution, including inspections, repair coordination, and follow-up communication. Determine whether reported warranty items fall within company warranty coverage and clearly explain next steps to homeowners. Maintain accurate warranty records, including photos, notes, homeowner communication, subcontractor responses, repair status, and completion dates. Coordinate subcontractors, vendors, and suppliers for warranty repairs, punch list items, and assigned construction tasks. Review completed work to confirm quality, cleanliness, and compliance with company standards. Assist with project closeout, including subcontractor punch walks, internal punch walks, client punch walks, and final deficiency list completion. Support Superintendents and Project Managers by monitoring jobsite activity, coordinating trades, identifying field issues, and helping resolve problems quickly. Assist with project scheduling, subcontractor notifications, weekly schedule updates, and 30-day lookaheads. Help coordinate inspections, document corrections, and gather required permit closeout documents. Support budget discipline by helping track fixed-cost scopes, purchase orders, subcontractor pricing, and approvals for changes or overages. Maintain clear communication with homeowners, subcontractors, vendors, designers, project managers, operations, and the back office. Document jobsite activity, warranty updates, photos, notes, and follow-ups in BuilderTrend or the appropriate company system. Follow all company safety policies, OSHA requirements, and job-specific safety protocols. Help maintain clean, safe, organized, and professional jobsites. Qualifications Prior construction, warranty, punch list, customer service, or field coordination experience preferred. Strong communication skills with homeowners, subcontractors, vendors, and internal team members. Ability to document issues clearly using photos, written notes, email, text, and BuilderTrend or similar software. Basic understanding of residential construction sequencing, trade coordination, and quality standards. Strong organizational skills and ability to manage multiple open items at once. Professional demeanor and ability to handle homeowner concerns calmly and respectfully. Willingness to learn, take direction, and grow into a larger field leadership role. Valid driver's license and ability to travel between jobsites as needed.
