Job Description

Position Overview:
We are seeking a detail-oriented and experienced Division 8 Project Manager to oversee commercial construction projects involving doors, frames, and hardware. The ideal candidate will have strong project coordination skills, a solid understanding of Division 8 specifications, and proficiency in Comsense software. The Project Manager ("PM") is the leader of their assigned projects. Their responsibilities include detailing (as required), materials procurement, coordinating installation (as needed) and vendor relations. They monitor and proactively manage all contract changes, as well as the contract time and any changes thereto, and report accordingly both internally and externally.
Key Responsibilities:
Manage Division 8 projects from kickoff through closeout, ensuring timelines, budgets, and quality standards are met Interpret construction documents, specifications, and architectural drawings related to doors, frames, and hardware Utilize Comsense software for estimating, project management, and procurement processes Coordinate with general contractors, architects, suppliers, and internal teams Prepare and track submittals, RFIs, change orders, and project documentation Oversee material procurement, scheduling, and delivery logistics Monitor project costs and maintain budget control Ensure compliance with contract requirements and industry standards Identify and resolve project issues proactively Work in a team environment with estimating and detail personnel. Backlog reporting to management. Maintain positive working relationships with contractors and architects. Attend all project-related meetings as necessary. Any other assigned duties.
Qualifications:
3+ years of experience in construction project management, with a focus on Division 8 preferred Proficiency in Comsense Strong knowledge of doors, frames, hardware, and related building codes Ability to read and interpret blueprints and specifications Excellent organizational, communication, and problem-solving skills Experience managing multiple projects simultaneously Proficiency in Microsoft Office Suite (Excel, Outlook, Word)
Preferred Qualifications:
Experience working with commercial construction projects Familiarity with scheduling tools and ERP systems Understanding of subcontractor coordination and procurement processes
Work Environment:
Collaborative team environment with opportunities for growth Occasional travel required to attend vendor training, project meetings, company training or other events deemed necessary for this position.

Pay:
$85,000.00 - $115,000.00 per year
