Job Description

HAYNES Real Estate Development Senior Construction Project Manager Location:
On-Site Compensation:
$150,000 - $190,000 base
WHY HAYNES
At Haynes, you won't be a cog in a large GC's machine. We're a vertically integrated real estate development firm — meaning we control every phase from land acquisition and design through entitlements, construction, and delivery. We self-perform site work with in-house crews and subcontract all other trades, giving our project managers rare, direct authority over how work gets done. That means you'll have real ownership of your projects. No layers of corporate approvals. No handing off to a separate operations team. You'll see your work rise from the ground and deliver — and you'll be recognized and rewarded for it. We build mixed-use projects combining multifamily residential, retail, office, and commercial space — complex, interesting work that keeps your skills sharp and your resume strong.
THE OPPORTUNITY
We're looking for a Senior Construction Project Manager to take the field lead on active ground-up projects — from groundbreaking through certificate of occupancy. This is a high-impact, high-visibility role. You'll be the primary project leader on-site, trusted with budgets of $10M+, a full subcontractor roster, and direct coordination with ownership and design teams. If you're the kind of PM who thrives in a fast-moving, entrepreneurial environment, wants their decisions to actually matter, and takes pride in delivering complex projects on schedule and on budget — this role was built for you.
WHAT YOU'LL DO
Scheduling & Planning Build and enforce detailed project schedules using MS Project and Procore Sequence all subcontracted trades and in-house site work crews Spot schedule risks early and drive recovery plans before they become problems Lead pre-construction planning: constructability reviews, phasing, logistics Budget & Cost Management Own the project budget — track committed costs, forecast variances, report to ownership Review and approve sub pay applications, invoices, and lien waivers Evaluate, negotiate, and process owner and subcontractor change orders Subcontractor & Site Management Solicit bids, level scopes, and assist in awarding subcontracts across all trades Run on-site subcontractor coordination meetings and hold subs to their scopes Coordinate closely with our in-house site crew on earthwork, utilities, paving, and improvements Manage site logistics, staging, access, and overall jobsite organization Quality, Safety & Inspections Conduct regular site inspections against approved plans and specifications Enforce OSHA compliance and hold all subs accountable to safety standards Coordinate building department and third-party inspections Serve as field-side point of contact in meetings; resolve design conflicts and field conditions in real time Documentation & Reporting Maintain complete project records: RFIs, submittals, change orders, meeting minutes, daily reports Deliver project status reports covering schedule, budget, safety, and open issues Keep as-built records current throughout construction Project Closeout Drive the project to certificate of occupancy — on schedule Manage punch list creation, distribution, and completion across all trades Collect warranties, O&M manuals, as-builts, and final lien releases Support a smooth handoff to leasing, property management
WHAT YOU BRING 5-10
years of project management experience on ground-up mixed-use, multifamily, or commercial construction Proven track record managing subcontractors and self-perform site work operations Experience owning project budgets of $10M or greater Deep knowledge of construction documents, means and methods, and building systems Proficiency with Procore (or equivalent) and scheduling tools such as MS Project Solid command of OSHA regulations and jobsite safety practices Strong communicator — written, verbal, and in the field — with the ability to lead teams and manage up We'll also consider candidates who are slightly below this range if they bring exceptional project quality, strong subcontractor relationships, or specific mixed-use experience that sets them apart.
WHAT WE OFFER
Compensation & Growth $150,000 - $190,000 base salary, commensurate with experience Upward mobility as the portfolio grows Direct exposure to the full development cycle — a resume-builder few GC roles can match Benefits Health, dental, and vision insurance 401(k) with company matching Life insurance Paid time off In-person, collaborative team environment Projects you'll be proud to put your name on
