Job Description

Job Purpose:
Property Manager is responsible for the overall day to day operations of the property. Must possess at least one of the recognized housing certifications, COS, HCCP, TCS, etc.
Duties:
  • Oversees all property staff to include Maintenance Staff, contract staff and contractors
  • Ensure all rent collection and accounting
  • Process all property spending
  • Maintain Property rental delinquency to less than 5%
  • Maintain Property turnover to less than 5%
  • Create ways for the property to reduce spending
  • Approve property purchases, bids, and proposal up to authorized amount
  • Ensure contractors have completed and provided necessary paperwork if applicable
  • Ensure all resident files are properly maintained and secured
  • Ensure waitlists are accurate, updated, and processed according to governing rules
  • Markets property in the community
  • Interview and approve applicants for residency
  • Represent property in Court
  • Submit all required reports in a timely and accurate manner
  • Maintain clean property files (vendor, contracts, rejected applicant files, etc)
  • Maintain a clean and organized work environment
  • Ensure all offices and maintenance supplies are well stocked to ensure day to day operations
  • Prepare property for all government/company/regulatory inspections
  • Ensure the physical asset is maintained by residents
  • Ensure all accurate and effective communication with residents
  • Cultivate and maintain a friendly, professional work environment
  • Ensure a professional resident relationship with staff
  • Create ways to encourage and show appreciation of residents
  • Create and maintain property contact list
  • Maintain and ensure all company policies are implemented and followed
  • Follow all Federal, State, and Local Laws and Ordinance and regulatory rules
  • Notify Owner of any issues that arise via resident complaints
  • Notify Owner if there is an emergency on-site that affects multiple residents
  • Report all insurance related incidents to Owner
  • Regularly communicate with Owner the status of property operations
  • On call/Emergency status availability
  • Regularly attend continuing education classes
  • Represents the property and/or company at industry events and trainings
  • Maintains relationships with government agencies, vendors, and contractors

Supervisor Skills/Qualifications:
  • Five years experiences in Property Management. At least two years as a Property Manager
  • Associates Degree or Higher preferred
  • Telephone Skills, Verbal Communication, Microsoft Office Skills, Listening, Professionalism, Customer Focus, Organization, Informing Others, Handles Pressure, Phone Skills, Supply Management
  • Possess a Valid Driver's License
  • Have reliable personal transportation
Schedules:
  • Shift times start at 8AM; 8:30AM or 9AM to be determined by
