We partner with developers, general contractors, architects, and interior designers to deliver highly coordinated, design-driven interior scopes across major metropolitan markets. Our work involves complex, large-scale projects where precision, coordination, and execution are critical. About the Role We are seeking a highly capable Project Manager with a strong background in interior construction to oversee cabinetry and millwork scopes across multiple projects. This is a high-responsibility role focused on contract execution, financial management, submittals, procurement coordination, and client interface. The ideal candidate has experience working for a general contractor or high-end subcontractor and is comfortable managing complex, detail-driven projects. Key Responsibilities Project Management & Execution Manage projects from award through closeout Review drawings, specifications, and contracts to define scope Develop and maintain detailed project schedules including procurement timelines, delivery schedules, installation sequencing, and key milestones Coordinate material releases and delivery timing in alignment with project schedules and site readiness Attend and actively participate in coordination meetings, drawing review meetings, and project progress meetings Review architectural, interior design, and shop drawings to ensure coordination across all scopes Identify and resolve design conflicts, scope gaps, and coordination issues proactively Financial Management & Billing Prepare and manage project budgets and cost tracking Develop and maintain Schedule of Values (SOV) Serve as the primary liaison between accounting and the General Contractor for all billing coordination Manage monthly billing cycles in accordance with AIA formats (G702/G703) Track costs, change orders, and project profitability Coordinate invoicing, payment tracking, and lien waiver documentation Contract Administration & Change Management Interpret and manage prime contracts and subcontracts Enforce contract requirements including schedule, retainage, and closeout provisions Identify RFIs, scope gaps, and change conditions Prepare, price, and negotiate change orders Maintain proper documentation to support claims Submittals & Documentation Manage the full submittal process including shop drawings, finish samples, and product data Prepare and issue transmittals Coordinate approvals with architects, designers, and consultants Track submittals, approvals, and long-lead items Ensure alignment between approved submittals and fabrication Procurement & Manufacturing Coordination Manage procurement timelines for cabinetry, millwork, and specialty materials Coordinate factory releases in alignment with approved submittals and project schedules Track long-lead items and mitigate delays Review shop drawings with internal teams and manufacturers prior to production Identify discrepancies between design intent and manufacturability Drawing Control & Florida Documentation Review drawing issuances and revisions to identify scope and cost impacts Maintain control of current drawing sets across all teams Prepare and issue Notices to Owner (NTO) in compliance with Florida lien law (Chapter 713) Obtain and maintain Notices of Commencement (NOC) from General Contractors Ensure documentation is properly maintained to preserve lien rights Initiate RFIs or change orders based on drawing discrepancies Coordination with Field Operations Work closely with Field Operations Manager to align planning and execution Coordinate delivery schedules, site readiness, and installation sequencing Support field teams in resolving issues and maintaining schedule continuity Scheduling & Lookahead Planning Develop and maintain short-term and long-term lookahead schedules Align procurement, delivery, and installation with project milestones Identify constraints and proactively coordinate solutions Subcontractor & Vendor Management Assist in subcontractor and vendor buyout and scope leveling Ensure scopes align with contract documents Manage subcontractor performance and coordination Risk Management & Margin Protection Identify scope gaps, design issues, and coordination risks early Minimize rework, delays, and cost overruns Ensure all changes are documented and captured financially Protect Company margin through disciplined project controls Quality Control & Closeout Ensure work complies with approved shop drawings and specifications Support punch list coordination and closeout Manage closeout documentation including warranties and final submissions Facilitate timely project turnover and final payment Systems & Technology Utilize Procore (or similar) for RFIs, submittals, and document control Maintain accurate project documentation Use Microsoft Office (Excel, Word, Outlook) for reporting and communication Follow Company systems and workflows Requirements 5+ years of experience as a Project Manager in construction Experience managing interior scopes (millwork, cabinetry, finishes) Strong knowledge of: AIA billing (G702/G703) Schedule of Values (SOV) Submittals, RFIs, and transmittals Construction contracts and general conditions Florida lien law basics (NTO/NOC preferred) Proficiency in Procore (or similar platform) and Microsoft Office Ability to read and interpret architectural and interior design drawings Preferred Experience working for a general contractor Experience in multifamily or condominium construction Experience with millwork or cabinetry scopes
