The OR/CPM acts in the best interest of the ownership, maintaining independence, integrity, and full accountability throughout the project lifecycle. specifications, and contracts Familiarity with construction materials, sequencing, and field execution Project Management Expertise Proficiency in CPM scheduling, budgeting, and cost control Experience with project scheduling tools such as Microsoft Project or Procore Strong background in contract negotiation, administration, and dispute resolution Communication & Stakeholder Management Excellent English communication skills, both written and verbal Ability to coordinate effectively with engineers, contractors, regulators, Board members, committees, and residents Strong interpersonal and negotiation skills to manage relationships and resolve conflicts Independence & Integrity Must operate independently from design and construction firms to avoid conflicts of interest Demonstrates transparency, accountability, and fiduciary responsibility to the Association Regulatory Knowledge Deep familiarity with permitting processes, safety standards, environmental regulations, and labor laws relevant to construction and concrete restoration Education & Certifications (preferred) Bachelor's or advanced degree in Construction Management, Engineering, Architecture, or a related field (preferred) Professional certifications such as: PMP (Project Management Professional) CCM (Certified Construction Manager) Or equivalent Demonstrated proficiency in standard office and business tools, including: Microsoft Excel for budgeting, cost tracking, and data analysis Microsoft Word for report writing, documentation, and contract preparation Microsoft PowerPoint for preparing and delivering project updates to stakeholders
