Full-time About the Role A well-established and growing commercial construction firm in Athens, GA is seeking a Preconstruction Manager to help drive the successful execution and overall outcome of preconstruction efforts. This individual will work closely with architects, engineers, subcontractors, and clients to develop accurate project budgets, support design decisions, and position projects for success before construction begins. The Preconstruction Manager will be actively involved in estimating, value engineering, scheduling, and constructability reviews, and may also support or lead the transition into the buyout phase. The goal is to deliver comprehensive preconstruction services aligned with project objectives and client expectations. This role requires someone who is equally effective behind the computer and in front of clients. The Preconstruction Manager will regularly participate in client meetings alongside business development leadership and play an active role in helping win work through client interviews and presentations. Key Responsibilities Prepare conceptual, schematic, and detailed cost estimates across all project phases Analyze drawings and specifications to develop complete and accurate pricing strategies Perform quantity take-offs and develop cost projections across all trades Conduct value engineering and constructability reviews in collaboration with the project team Develop and manage bid packages, subcontractor outreach, and scope alignment Support subcontractor negotiations and contribute to award recommendations Assist in leading or supporting the transition from preconstruction into buyout Collaborate with project teams on scheduling, logistics, and overall project planning Maintain and enhance internal cost databases and estimating best practices Contribute to pursuit strategy and proposal development Participate in client meetings, presentations, and interviews to help win new work Build and maintain relationships with subcontractors, design teams, and clients Conduct periodic site visits to review project performance and capture lessons learned Qualifications Bachelor's degree in Construction Management, Engineering, or related field 5-10+ years of experience in estimating, preconstruction, and/or project management Strong understanding of construction costs, unit pricing, and cost drivers Experience preparing conceptual estimates from early-stage design documents Proficiency with estimating and takeoff software (e.g., Sage, On-Screen Takeoff or similar) Familiarity with project management and scheduling tools (e.g., CMiC, Microsoft Project) Comfortable presenting to clients and contributing to project pursuits and interviews Ability to manage multiple projects and competing deadlines What Sets This Role Apart Involvement across the full preconstruction lifecycle, from early design through buyout A dynamic role combining technical estimating expertise with client-facing responsibility Opportunity to play a direct role in winning new work through interviews and presentations High level of collaboration with both internal teams and external stakeholders Visibility into a wide range of project types and delivery approaches Compensation & Benefits Compensation is competitive and commensurate with experience.
