At CottageSmith, we design and build custom ADUs, backyard cottages, tiny homes, and guest houses for families across Metro Atlanta and North Georgia. Our projects create real meaning — a place for aging parents to stay close, a first home for an adult child, rental income, a quiet home office, or flexible space for a growing family. We're a design-build company that competes on craftsmanship, clear communication, and a client experience that's genuinely better than the industry norm — from the first design conversation to move-in day. We're growing, and we're looking for a Project Manager who can run projects with discipline, ownership, and consistency. You'll own the full project lifecycle, not just a slice of it. Variety. Custom, high-quality small residential builds — no two backyards are the same. You shape how we work. You're joining early enough to build the systems and standards that scale with us. Modern tools. We run on Buildertrend and Google Workspace, so you spend your time managing the build, not chasing paperwork. Impact you can see. You hand families a finished space they'll use every day. What you'll do Run projects from buyout to closeout. Review plans, scopes, selections, budgets, and schedules before kickoff. Support estimating and trade pricing, clarify scope, and catch gaps or risks before they become field problems. Own the schedule. Build and manage project schedules in Buildertrend. Coordinate subs, vendors, inspections, and deliveries, sequence work properly, and keep trades accountable to schedule, quality, and scope. When delays show up, you get ahead of them. Lead in the field. Visit job sites regularly to check progress, quality, safety, and readiness for the next phase. Catch issues early, get them corrected fast, coordinate inspections, and hold a high bar for craftsmanship and jobsite organization. Be the client's point of contact. Keep clients informed and confident with clear, consistent updates on progress, decisions needed, and next steps. Communicate honestly — and always bring solutions, not excuses. Keep the project documented. Maintain accurate daily logs, photos, and records of decisions, field conditions, change requests, and inspection outcomes in Buildertrend so the whole team stays in sync. Protect the budget. Track costs against budget, flag concerns early, manage change orders, support invoicing milestones, and run punch lists, final inspections, warranty handoff, and a clean move-in experience. What we're looking for You're organized and detail-oriented, comfortable juggling multiple projects, and strong with trade partners and field coordination. You're proactive rather than reactive, calm under pressure, and you communicate clearly with clients. You like creating structure in a growing company.
Required:
3+ years in residential construction as a project manager, superintendent, or construction manager Experience managing subcontractors and vendors Ability to read and understand residential construction plans Strong grasp of residential construction sequencing Experience with scheduling, buyout, change orders, inspections, and punch lists Comfort with construction management software (Buildertrend strongly preferred) Valid driver's license, reliable transportation, and ability to travel to job sites across Metro Atlanta and North Georgia Nice to have: Experience with custom homes, additions, ADUs, guest houses, renovations, or small residential structures Energy-efficient or high-performance building experience Familiarity with permitting, inspections, utilities, septic, foundations, and site constraints Design-build experience Familiarity with Buildertrend, Google Workspace, or QuickBooks What success looks like Projects are planned before construction starts. Trades show up prepared and know what's expected. Schedules stay realistic and current. Clients are never left wondering what's happening. Issues get caught early and resolved fast. Punch lists are short because quality is managed all the way through — and projects close out with happy clients, clean documentation, and healthy margins.
