Job Description

CONSTRUCTION SUPERINTENDENT
MUST
LIVE IN HAWAII
Unlimited Construction Services, Inc. is an entirely locally-owned company that has a steady presence over 30 years committed to sustainable building in Hawaii. We are seeking a full-time positive individual(s) that's eager to learn, grow and be an integral part of the team. As part of the Project Management Team the Superintendent is responsible for the daily operations of the job site including scheduling, production, procurement of materials, manpower and equipment. The Superintendent supervises all direct labor positions and manages any contracted work to ensure successful project completion.
Responsibilities:
Responsible for the construction of the project per contract specifications including quality control, safety, and timeliness. Responsible for the organization and mobilization of the field operations. Oversees coordination and progress of all disciplines/trades on the project. Works directly with Project Manager on cost management and cost control including a thorough understanding of estimate and planned productivity. Participate in the preparation of the overall project and short-term scheduling. Develop and plan construction systems to be utilized on the project with Project Manager and Engineer. Establish and supervise craft crews including the hiring of craft personnel and foreman following company policies and procedures and manage craft resources to minimizing hiring and layoffs and is responsible for crew mixes and work assignments to manage labor costs. Directs procurement of tools and materials to be delivered at specified times to conform to work schedules. Confers with supervisory and project team and/or inspectors and suppliers of tools and materials to resolve construction problems and to improve constructions methods. Quality control supervision of contractor and subcontractors. Resolves construction problems such as low productivity, quality, and work interferences. Determines applicable tolerances for the project. Confers with operations concerning problem area. Conducts the Subcontractor, and safety meetings. Participates in Owner meetings. Participates in the preparation and provides final review of PMR forecasts. Prepares and keeps a daily log/inspection. Reviews changes and revisions to contract drawings/specifications and discuss with Project Team for proper processing. Maintains a primary job cost log. Reviews construction costs with crew; tends to items with problems or high costs, while acknowledging and carefully monitors until brought down to budget level. Ensures that company policies such as safety, equal opportunities and others are implemented consistently and ensures company quality standards and housekeeping requirements are maintained. Skills & Qualifications Bachelor's degree in engineering or construction related field or equivalent preferred. Construction building experience as a General Foreman, Foreman or Project Engineer. Demonstrated knowledge of construction processes and the various disciplines/trades. Knowledge of scheduling, formwork systems, workforce planning, cost, construction technology, equipment, and tools. Has good understanding of finishes, industry tolerances, methodology and work procedures. Understand and able to apply building codes and other design requirements correctly and read blueprints accurately. Possess leadership skills, establishes techniques effectively and proactively monitor and supervise the work of subordinates and to follow up with results of delegated assignments. Has excellent written and verbal communication skills: express ideas clearly and effectively. Has good administrative skills, monitors the progress and coordination of work activities; keeps other members of the organization informed of progress and problems. Maintains good interpersonal relationships, able to use tact and sensitive to others. Is organized; able to establish priorities and a course of action for handling multiple tasks. Plans effectively, establishing course of action while allocating resources and personnel efficiently. Knowledge and ability to operate office equipment such as computers, iPad, copier, telephone and can use Microsoft Office software including Microsoft Project.
