Job Title:
Construction Project Manager Job Description This role oversees commercial construction projects from initial planning through final completion, with typical project values ranging from $250,000 to $750,000. The Construction Project Manager coordinates schedules, trades, and documentation while maintaining strong communication with internal teams, owners, architects, and subcontractors. The position focuses on tenant improvement and medium-sized commercial projects, particularly medical office buildouts, and requires a balance of field presence and office-based planning and reporting. Responsibilities + Manage construction projects from start to finish, typically ranging in value from $250,000 to $750,000. + Assist the project team in developing and executing detailed project schedules, including milestones and critical paths. + Coordinate closely with project teams to ensure alignment on timelines, resources, and deliverables. + Provide clear and precise communication to team members, owners, architects, and subcontractors throughout the project lifecycle. + Execute punch list completion in accordance with the project schedule and customer expectations. + Read, interpret, and fully comprehend project drawings and specifications to guide field activities and decision-making. + Ensure all trades on site have the most current drawings and documents and promptly distribute updates as needed. + Complete thorough daily logs, including written documentation and supporting photographs, to track progress and issues. + Follow established organizational processes for reporting, documentation, and risk mitigation. + Identify potential risks or issues early and implement mitigation measures to keep projects on schedule and within scope. + Coordinate and supervise general contractor and subcontractor activities to maintain quality, safety, and productivity. + Support schedule planning, sequencing of work, and resource allocation to meet critical deadlines. + Manage change orders in collaboration with the broader project team to ensure accurate scope, cost, and schedule impacts. + Build strong relationships and work closely with all subcontractors to foster collaboration and resolve field challenges. + Document and communicate project progress, issues, and resolutions to stakeholders in a timely and professional manner. Essential Skills + Minimum of 5 years of direct construction management experience. + Proven ability to manage commercial construction projects from inception through completion. + Experience with tenant improvement and medium-sized commercial projects, preferably including medical office projects. + Strong understanding of construction management principles in a commercial environment. + Ability to read and comprehend project drawings and specifications accurately. + Demonstrated experience with project scheduling, including milestones, critical paths, and coordination with multiple trades. + Experience working with general contractors and overseeing construction supervision activities. + Proficiency in managing change orders and integrating them into project schedules and documentation. + Strong communication skills with the ability to provide precise, professional updates to team members, owners, and architects. + Strong documentation skills, including maintaining detailed daily logs and photographic records. + Demonstrated ability to solve complex problems in a construction setting. + Proven ability to build and maintain relationships with subcontractors and other project partners. + Capability to follow established organizational processes, reporting structures, and risk mitigation measures. Additional Skills & Qualifications + Degree in a relevant field is preferred but not required for candidates who have progressed through hands-on roles such as field engineer. + Experience with tenant improvement projects for medical offices is highly desirable. + Experience in commercial construction environments, including work with general contractors. + Experience coordinating multiple trades and ensuring they work from current drawings and documentation. + Ability to thrive in a growing organization and adapt to evolving processes and project scopes. + Comfort working in both office and field settings, balancing planning, coordination, and on-site oversight. Work Environment This role follows a Monday through Friday schedule, typically from 8:00 a.m. to 5:00 p.m. The office is located in a downtown setting, but the position primarily involves working on jobsites throughout central Iowa. Projects are generally tenant improvement assignments for medical offices, with budgets in the quarter to half-million dollar range. The work environment combines office-based planning, scheduling, and documentation with regular on-site presence to oversee construction activities and coordinate trades. Job Type & Location This is a Contract to Hire position based out of Des Moines, IA. Pay and Benefits The pay range for this position is $85000.00 - $110000.00/hr.
