Project Manager Project managers are expected to have the knowledge and ability to manage projects. They are to provide leadership to project superintendents, subcontractors, suppliers; assist them in planning, implementing and coordination of work to provide timely and economical completion with high quality, maintaining relationships, and profits.
Additional duties include:
§ Assist in preparation of budgets and estimates when required. § During the preparation of bids be responsible for job planning, including the development of a schedule and plan of operational attack. § During necessary preliminary design discussions, suggest methods and materials for improvement of potential projects. § Secure executed subcontract and purchase order agreements, insurance certificates, permits, bonds and other documents as required for each project. Ensure the interest of the company is protected at all times. In coordination with the Project Superintendent, conduct the preconstruction conference with all contracted subs on the project. § Monitor, approve and control all costs of assigned projects. The Project Manager shall authorize all spending. § Maintain Log and process all shop drawings, RFIs, samples and submittals in a timely manner so as not to delay assigned project's completion. § Assist Accounting in the periodic owner payment requests. § Ensure all requirements for payment by Owner are met. § Negotiate, prepare, and execute Owner Change Orders. § Issue change orders to subcontractors and others. § Make visits to the project as necessary in order to observe and see that the work on the project is properly conducted and progressing on schedule. Review field conditions and potential plan alterations in conjunction with Superintendent. § Create and update schedules, perform the required projections for complete job analysis and prepare the monthly project status report for submission to Division Manager and CFO. § Keep the Division Manager fully informed in a timely manner with regard to any and all problem areas on the project. § Represent the Company in meetings with the owner, architect, engineer, subcontractor, supplier and others in the conduct of the project. § Cultivate and maintain excellent relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities and DeLauter personnel involved with the project. § Secure guarantees, warranties, and as-builts drawings from subcontractors, if required, and submit all final paperwork required by the contract document at the completion of the project. § On completion of each project, see that all punch list items and remedial work are expeditiously performed (in conjunction with superintendent); subcontractor and material supplier claims and counterclaims are settled promptly and prepare a written report of the project with a final cost revision. § Prepare and turn over to the appropriate manager all job records and documents for storage in accordance with Company policies and guidelines. § Represent to all persons a level of integrity, pride, enthusiasm, and competence that encourages the highest level of performance and morale. Conduct oneself in such a manner and encourage others to do likewise. § Provide the opportunity for all DeLauter personnel to grow and develop to their maximum potential. Assist in training candidates for advancement. Interests/Temperament Demands § Must exhibit consistent leadership skills. § Should be in tune with the overall morale of the Company. § Lead by example, DeLauter's policies, procedures, and philosophies concerning ethics and professional relations.
Experience:
§ Four-year degree in an accredited construction related curriculum and five years of construction related project management/supervisory experience; or a minimum of five years of construction related project management/supervisory experience. Submit cover letter and resume with project history and salary requirements to Human Resources.
