Job Description
Job Summary We are seeking a dynamic and detail-oriented Preconstruction Manager to lead the early phases of our construction projects with enthusiasm and precision. In this pivotal role, you will oversee the planning, estimating, and bidding processes to ensure seamless project initiation. Your expertise will drive accurate cost assessments, effective negotiations, and comprehensive project strategies that set the foundation for successful construction execution. Responsibilities Lead the development of detailed construction estimates utilizing tools such as HeavyBid and Bluebeam, ensuring accuracy and competitiveness. Kennmar Preconstruction services; specifically initial program setup/development, integration, and ongoing management of trade package code structure with company's accounting structure, and all associated cost of work databases. Establish conceptual budgets for clientele based on preliminary plans, specs, and project goals and requirements. Prepare detailed quantity takeoffs, construction estimates, and project clarifications throughout design progress set milestones. Creator and manager of project conceptual schedule, based on project sizing, phasing, and logistical constraints. Assist clientele in procuring due diligence, permit approvals, administrative controls, etc. to achieve deliverables necessary to meet project schedule goals. Lead liaison between clientele, design, and construction team. Prepare bid documents and solicit bids, including scopes, bid leveling, prequal and turnover for the operations team. Document and procure responses for preconstruction Issues/RFIs and plan clarifications. Manage and update trade contractor unit pricing in master database to continuously update current market pricing. Experience Proven experience in construction estimating, with proficiency in Autodesk Construction Cloud, BIM Collaborate, Building Connected-Pro, Asta Powerproject, Bluebeam, Microsoft word. Strong knowledge of construction management principles, contracts, and project delivery methods. Hands-on construction site experience that provides insight into field operations and logistical considerations. Demonstrated ability to negotiate effectively with clients, subcontractors, and vendors to achieve optimal outcomes. Experience managing multiple projects simultaneously while maintaining attention to detail and meeting deadlines. Background in cost control practices, pricing strategies, and comprehensive project planning is essential for success in this role.
