Job Description

Project Manager II -
Mechanical Construction Job Description:
This individual will provide project management support during all phases of HVAC construction to ensure project standards, budget, deadlines and communications are maintained. Safety Manage Safety Compliance and foster a culture of safety: Conduct regular site walkthroughs and inspections to proactively identify risks Ensure full compliance with all safety requirements, including site-specific plans, audits, toolbox talks, and pre-task planning, while maintaining proficiency in
Industry Safe Scope Document Control and Review:
Review, organize, and distribute all contract documents (drawings, specifications, schedules, RFIs, construction bulletins, etc.) and shop drawings/submittals to key stakeholders, including project teams, subcontractors, fabrication shops, and vendors Track and log all document control activities to maintain accuracy and accountability Draft, submit, and manage RFIs, ensuring timely follow-up and resolution Attend field coordination meetings and provide clear, concise meeting documentation Administer project-specific quality control programs and maintain all supporting documentation Manage and update progress drawings and as-built documentation throughout the project lifecycle Oversee project closeout processes, including O&M manuals, startup reports, owner training, and punch list completion Thoroughly review project documents and proactively communicate questions or discrepancies with the project team
Manage Scope of Work:
Identify, price, and negotiate change orders to support project success
Schedule Basic Schedule Management and Field Resources:
Provide duration/task information to general contractor in development of overall project schedule Provide basic schedule to general contractor and subcontractors Review overall project schedule and provide feedback to general contractor as needed Develop weekly/bi-weekly work plans to support and drive overall schedule. Modify work plans and communicate as needed Review, communicate and manage labor requirements with Manpower coordinator. Attend weekly manpower/labor meetings
Procurement Management & Coordination:
Maintain accurate and up-to-date equipment procurement logs Manage and track tool and equipment rentals to ensure availability and cost control Order equipment and coordinate shipping schedules in partnership with the
Purchasing Department Cost Estimation:
Collaborate with suppliers, vendors, and subcontractors to develop accurate project estimates Prepare detailed estimates using industry-standard estimating software Participate in pre-bid, page-turn, project turnover, and preplanning meetings as required Assist in preparing scopes of work and proposal documentation
Financial Management:
Manage, track, and report labor productivity on a weekly basis using accounting software while ensuring PDCA processes are completed Track, update, and communicate project financial status, risks, and opportunities using accounting software Maintain clear communication with subcontractors, vendors, and suppliers to ensure all project cost changes are captured and current Assemble and submit project billings accurately and on time while supporting positive cash flow Track, monitor, and resolve collection issues, including lien rights management and customer communication Prepare for and actively participate in monthly PM reviews by presenting project financials, status updates, and key project insights Relationship & Sales Develop, Build & Maintain relationships: Build and sustain strong relationships with key clients, including owners and general contractors
Support Sales Process:
Establish and strengthen industry relationships to support future project sales growth Attend customer outings, networking events, and industry functions to build client connections Communicate company capabilities, expertise, and interest to potential customers for future projects and change orders Support division sales goals and strategically manage key client accounts Other Tasks & Duties Perform additional tasks and responsibilities as needed based on project-specific conditions and business needs What were looking for in you Associates degree required in a technical field Bachelors degree preferred in a technical field 5+ years of experience and knowledge within the building and construction industry Strong understanding of mechanical systems and how they apply to construction projects Ability to read, interpret, and apply construction documents effectively Working knowledge of business administration and management principles Knowledge of design techniques, tools, and engineering principles Proficient in Microsoft Office Suite Strong knowledge of estimating software Working knowledge of computer-aided design (CAD) software Advanced knowledge of Harris accounting, project, and labor management software Experience using project management software such as MS Project, SharePoint, Procore, or similar platforms Project Management Professional (PMP) certification a plus OSHA 30 certification a plus LEED accreditation or sustainability knowledge a plus LEED accreditation or sustainability knowledge preferred Your life at Harris As one of the country's leading mechanical contractors, Harris offers you the best of both worlds: the stability, resources and opportunities of a national company, and the team culture, creative spirit and customer loyalty of a local business. Pay Range:
$75,521.24 - $113,281.86 The actual salary offer will vary by candidate based on a wide range of factors such as specific skills, qualifications, experience, and location.
