Project Manager - Construction

We are seeking an experienced Commercial Construction Facade Project Manager to oversee exterior envelope and cladding projects from preconstruction through closeout. This role focuses primarily on ACM (Aluminum Composite Material) panel systems, fiber cement cladding, and rainscreen assemblies for commercial, institutional, and healthcare, projects. The ideal candidate has strong technical knowledge of facade systems, excellent client and subcontractor management skills, and the ability to drive projects safely, profitably, and on schedule. Construction Project Managers (PM's) control the time, cost and quality of construction projects, from coordinating the layout, framing, drywall, and finishing. PM's plan and coordinate all aspects of the construction process. PM's determine the scheduling of different phases of a project based and established deadlines. PM's negotiate changes in scope with GC/CM's, architects, vendors, contractors and other workers. PM's order and coordinate delivery of materials and equipment to construction sites. As a project continues, PM's typically confer with supervisors or other managers to monitor construction progress, including project total anticipated costs within the cost report, worker productivity and compliance with building and safety codes. Principle Project Management Duties Develops a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources. Minimizes exposure and risk by implementing and audits safety standards and quality assurance controls. Coordinates work of subcontractors working on various phases of multiple projects. Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed. Responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses. Supervises Assistant Project Managers and Superintendents, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies. Tracks and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated. Reports to CM/GC's, owner, architects about progress and any necessary modifications of plans that are indicated. Plans, implements, tracks and closeout / turnover of construction projects. Conducts project meetings. Manages day to day operational and tactical aspects of multiple construction projects in a supervisory role Manages day to day client interactions and expectations, directly or in a supervisory role. Accurately forecasts revenue, profitability and project costs Manages to and achieves revenue goals set for projects Generates and issues regular internal and external project reporting through company software. Proactively identifies changes in project scope and ensures appropriate measures are taken to price and implement project changes in scope and secure necessary revenue.

Superintendent, Assistant Superintendent, Project Engineer, Project Assistant, Estimator (if requested to provide costing services) PM's are expected to have a bachelor's degree in a construction-related field, such as building science, construction management or civil engineering, as opposed to just having industry experience. However, years of construction experience still is needed for entry into this profession and can be gained through working as an intern, craftworker, or supervisor on a construction job.
