CONSTRUCTION SUPERINTENDENT ABOUT US
Headquartered in Bethesda, MD, Iris Construction Company is a boutique general contracting firm serving owners and investors across a range of project types. We bring a sophisticated, detail-oriented approach to construction, with a focus on quality, efficiency, and transparency. We are seeking a Construction Superintendent to lead interior tenant improvement, renovation, and capital expenditure projects from mobilization through closeout. This is a hands-on field leadership role responsible for the day-to-day management of active job sites, coordination of subcontractors, and overall project execution. The Superintendent will be accountable for delivering projects on schedule, within budget, and to the quality standards our clients expect. Success in this role requires strong field leadership, proactive problem-solving, and the ability to effectively coordinate across internal teams, subcontractors, clients, and consultants. RESPONSIBILITIES
Lead all on-site construction activities for interior TI, renovation, and capital projects across commercial, retail, and corporate environments Develop and maintain the project schedule in coordination with the project team; drive three-week lookaheads and daily work planning Coordinate and sequence all trades (MEP, framing, drywall, flooring, ceilings, millwork, paint, fire/life safety) to maintain workflow and protect the critical path Perform preconstruction site walks to assess existing conditions, logistics, phasing, and constraints (especially within occupied buildings) Enforce quality control standards through routine inspections; proactively manage and close out punch lists Maintain a safe job site by leading toolbox talks, enforcing OSHA compliance, and implementing site-specific safety plans Manage field execution of RFIs and submittals; identify and escalate design conflicts, constructability issues, and scope gaps early Serve as the primary on-site point of contact for Director of Construction and Assistant Project Manager, clients, property management teams, and building engineers Schedule and manage inspections as needed throughout the life cycle of the project Plan and coordinate construction activities around tenant operations, including noise, dust control, access, and after-hours work Oversee material procurement logistics, deliveries, staging, and storage in constrained environments Maintain accurate and timely field documentation, including daily reports, manpower logs, progress photos, and incident tracking Attend all OAC field meetings and weekly subcontractor coordination meetings to ensure alignment and accountability Drive project closeout, including final inspections, CofO, punch list completion, O&M manuals, warranties, and as-built documentation
QUALIFICATIONS 2-3
years of experience as a Superintendent on commercial interior, tenant improvement, or renovation projects Strong understanding of interior construction sequencing particularly MEP coordination in above ceiling and interstitial spaces Experience working in occupied buildings with phased turnover, noise/vibration restrictions, and building management coordination Ability to read and interpret architectural, structural, and MEP drawings fluently Proficiency with scheduling tools (Procore, Buildertrend, or similar) and daily reporting/documentation platforms Working knowledge of Microsoft 365 applications OSHA 30-Hour certification (required) and First Aid/CPR (preferred) Proven track record of delivering projects on schedule and within budget Strong subcontractor relationships and the ability to hold trades accountable while maintaining productive working dynamics Clear, professional communication skills - you will interact with building tenants, property managers, architects, and ownership regularly High attention to detail
