We are looking for a detail-oriented, highly organized Pre-Construction & Permits Coordinator to join our team and serve as the critical bridge between initial design concepts and breaking ground. Position Overview As our Pre-Construction & Permits Coordinator, you will own the critical "phase one" of our custom home projects. You will navigate local zoning laws, secure building permits, coordinate with architects and engineers, and ensure our field teams have everything they need to start construction on time and on budget. Key Responsibilities Permit Management:
Prepare, submit, and track all necessary building, zoning, environmental, and utility permits across various local municipalities.
HOA & Architectural Review:
Manage submissions and approvals for Homeowners Associations (HOAs) and local architectural review boards.
Subcontractor & Vendor Liaison:
Gather and compile site plans, engineering reports, and architectural drawings required for municipal review.
Timeline & Tracking:
Maintain an up-to-date schedule of all projects in the pre-construction pipeline, proactively identifying and resolving potential municipal delays.
Utility Coordination:
Coordinate with local utility companies (water, power, gas, sewer) for new service connections, disconnects, and site readiness.
Client & Team Communication:
Provide regular, clear updates to internal Project Managers and custom home clients regarding permit status and estimated start dates.
What We Are Looking For Experience:
3-5+ years of experience in residential construction administration, architecture, or working directly within a municipal building department.
Local Knowledge:
Strong familiarity with building codes, zoning ordinances, and permitting processes is a massive plus.
Blueprint Literacy:
Ability to read and interpret architectural blueprints, site plans, and engineering drawings.
Tech-Savvy:
Proficiency with construction project management software and Microsoft Office/Google Workspace. The "Soft"

Exceptional communication skills. You need to be equally comfortable talking to a high-end custom home client, an engineer, or a grumpy city inspector.

Overview We are seeking a dynamic and detail-oriented Pre Construction and Permits Coordinator to join our construction management team. In this vital role, you will lead the coordination of pre-construction activities, manage permit processes, and ensure seamless communication between project stakeholders. Your proactive approach will help streamline project initiation, facilitate compliance with local regulations, and set the foundation for successful project execution. This position offers an exciting opportunity to contribute to complex construction projects by ensuring all permits and pre-construction requirements are meticulously handled from inception to approval. Responsibilities Collaborate with project managers, architects, engineers, and clients to gather necessary documentation for permit applications and pre-construction planning. Manage the entire permit process, including submission, tracking, follow-up, and ensuring timely approvals from relevant authorities. Coordinate with city, county, and state agencies to ensure compliance with building codes, zoning laws, environmental regulations, and other legal requirements. Assist in developing detailed project schedules using Primavera or similar tools to align pre-construction activities with overall project timelines. Support construction estimating efforts by providing accurate data on permits, site conditions, and material requirements. Maintain organized records of permits, approvals, correspondence, and related documentation for easy access and audit readiness. Facilitate effective communication among all project stakeholders to resolve issues promptly and keep projects on track. Monitor progress of permit approvals and pre-construction milestones to prevent delays in project schedules. Contribute to contract review processes by understanding contractual obligations related to permits and regulatory compliance. Experience Proven experience in construction management or coordination roles within commercial or heavy civil projects. Hands-on experience with construction site activities and understanding of building codes, permits, and regulatory procedures. Demonstrated ability to manage multiple priorities effectively through excellent time management skills. Prior experience working with contracts and legal documentation related to construction projects is a plus.
