$100,000 - $110,000+ Base Salary (DOE) + Comprehensive Benefits About the Opportunity A growing and well-established commercial construction company is seeking a Preconstruction Manager to join its team in Brighton, MI. This role is responsible for leading preconstruction efforts from conceptual budgeting through project award, including estimating, subcontractor coordination, design collaboration, and project planning. The ideal candidate will have strong estimating and construction knowledge, the ability to manage multiple projects simultaneously, and a desire to play a key role in delivering successful commercial construction projects from concept through execution. Key Responsibilities Estimating & Cost Planning Prepare conceptual, schematic, design development, and construction document estimates. Perform quantity takeoffs across all CSI divisions using construction drawings and specifications. Develop detailed cost models, labor calculations, and pricing assemblies. Utilize historical cost data and benchmarking tools to validate project budgets. Prepare estimate narratives, assumptions, allowances, alternates, and clarifications. Evaluate design options and provide value engineering recommendations. Preconstruction Management Lead preconstruction efforts from project pursuit through turnover to operations. Participate in design-review meetings and provide cost guidance throughout the design process. Manage design changes, addenda, and scope revisions. Coordinate with owners, architects, engineers, and consultants during project development. Present estimates, budgets, and cost updates to internal leadership and project stakeholders. Subcontractor & Procurement Coordination Develop subcontractor bid lists and manage bid solicitation activities. Build and distribute bid packages and scope documents. Evaluate, analyze, and level subcontractor proposals. Identify scope gaps, overlaps, exclusions, and project risks. Monitor labor, material, and market conditions impacting project pricing. Identify long-lead procurement items and evaluate schedule impacts. Project Turnover & Buyout Support Coordinate project handoff meetings with Project Management and Operations teams. Assist with subcontractor selection and buyout strategy. Support contract reviews and scope alignment prior to project award. Ensure a smooth transition from preconstruction to project execution. Risk Analysis & Strategy Identify project risks, contingencies, and potential cost exposures. Evaluate construction sequencing and constructability impacts on budgets. Support bid-day strategy and competitive positioning efforts. Develop procurement and execution recommendations that contribute to successful project delivery. Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience). 3+ years of experience in estimating, preconstruction, project engineering, or construction project management. Strong understanding of commercial construction means, methods, sequencing, and project delivery. Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications. Experience preparing construction estimates and quantity takeoffs. Proficiency with Microsoft Excel and construction estimating software.
