Semi-Custom Home Superintendent Calabash, NC 28467 From $70,000 a year - Full-time From $70,000 a year - Full-time Semi-Custom Residential Construction Superintendent Position Summary The Semi-Custom Residential Construction Superintendent is responsible for overseeing all phases of residential construction from site start through homeowner turnover and warranty completion. This role ensures homes are built safely, on schedule, within quality standards, and in accordance with company specifications. The Superintendent serves as the primary field representative, coordinating subcontractors, vendors, suppliers, and internal team members to deliver an exceptional homebuilding experience. Key Responsibilities Construction Management Supervise all phases of residential home construction, ensuring adherence to plans, specifications, building codes, and company quality standards. Oversee the construction and installation of outdoor living features, including pools, pavers, fireplaces, outdoor kitchens, patios, pergolas, landscaping elements, and other site improvements. Conduct regular site inspections to verify workmanship quality and project progress. Identify and resolve construction issues in a timely manner to minimize delays and maintain project quality. Scheduling and Coordination Develop, maintain, and manage construction schedules for each home. Coordinate and schedule subcontractors to ensure efficient workflow and timely completion of all construction phases. Coordinate material and equipment deliveries with vendors and suppliers to support construction schedules and minimize jobsite disruptions. Proactively adjust schedules and construction sequencing as needed to meet project deadlines and production goals. Attend and actively participate in weekly production and scheduling meetings. Jobsite Management and Safety Maintain a safe, clean, and organized jobsite in compliance with company policies and OSHA requirements. Conduct routine safety inspections and enforce safety standards among subcontractors and vendors. Ensure proper site security and protection of materials, equipment, and completed work. Communication and Documentation Maintain accurate daily jobsite logs documenting progress, weather conditions, inspections, deliveries, subcontractor activity, and any issues affecting the project. Provide regular project status updates and reports to management as required. Communicate effectively with homeowners, subcontractors, vendors, suppliers, and internal team members throughout the construction process. Document and communicate change orders, field modifications, and project concerns. Homeowner Relations and Project Closeout Conduct final homeowner walkthroughs and ensure all customer concerns are addressed prior to closing. Coordinate project completion activities, including final inspections and punch list completion. Schedule and supervise punch list and warranty work after homeowner occupancy. Maintain a high level of customer service throughout the construction and warranty process. Qualifications Minimum of 3-5 years of residential construction supervision experience, preferably in semi-custom or custom homebuilding. Strong knowledge of residential construction methods, building codes, and quality standards. Experience managing subcontractors, schedules, and multiple projects simultaneously. Ability to read and interpret construction plans, specifications, and blueprints. Excellent organizational, problem-solving, and communication skills. Proficiency with construction management software, scheduling tools, and Microsoft Office applications. Valid driver's license and reliable transportation.
