Job Description

POSITION SUMMARY
The Project Manager oversees all aspects of the building process and is responsible for ensuring the project is completed on budget and within scope.
PRINCIPAL RESPONSIBILITIES
Under the direct supervision of the Sr Project Manager and within established policies and procedures, the incumbent performs the following functions: Receives and reviews LOI or Contract. Initializes Job start (summary, margins, labor, productivity, cover). Starts submittal process including drawings, material samples and other specialty long lead items that may affect start up and approvals. Obtains certificates (BFD), special labor table rates and bond information if required. Organizes and maintains received approvals on materials. Develops SOV and AIA documents for first cycle billing. Examines and follows through on billing cycles and communicates any discrepancies to accounting. Obtains and relays Job Prints to field and reviews projected productivity. Foresees and solves any issues that come up before start up, including shortened schedules, weather, shift issues, contract schedule disputes. Attends Job Kickoff meeting if required. Oversees client relations and communicates with the PM for that project. Receives and follows bulletins for pricing COR's and Track EWO's. Maintains and follows productivity for base-bid and COR completion. Relays any closeout requirements for warranty and closes retainage percentage as soon as possible. Ensures confidentiality of company information. Maintains good communication; establishes and maintains positive working relationships with others.
