No Job Summary We are growing our construction pipeline and looking for a serious, organized, full-time Construction Project Manager who can help manage multiple active job sites, coordinate subcontractors, keep schedules moving, and communicate clearly with ownership. The Construction Project Manager will be responsible for overseeing residential construction projects from pre-construction through completion. This includes coordinating subcontractors, managing schedules, tracking budgets, ordering materials, reviewing plans, preparing daily updates, and making sure work is completed on time, on budget, and to quality standards. The ideal candidate has experience managing add-a-level and ground-up residential construction projects and is comfortable managing several projects at the same time. You will be responsible for the planning, designing, and finishing the project within schedule, budget, and quality of work. Responsible for meeting the requirements for aggressive project budgets and for all aspects of project from acquisition to closing out each project. Plans, directs, or coordinates activities concerned with the construction and rehabilitation of real estate properties. Leads in the conceptual development of a construction project and oversees its organization, scheduling, budgeting, and implementation by performing the following duties.
Responsibilities Include:
Manage day-to-day construction operations across multiple residential job sites. Managing multiple full-scale rehabilitation and/or new construction projects. Ensure quality work is performed for all aspects of the renovation/construction process. Lead in design and in major decision making in rehabilitation and/or development process. Plan, schedule, or coordinate construction project activities to meet deadlines. Prepare and submit budget estimates, progress reports, or cost tracking reports. Prepare contracts, or negotiate change orders with subcontractors. Negotiate pricing with suppliers and contractors. Set up and document systems and processes for the smooth operation of the business. Provide clear daily updates to ownership, including photos, completed work, open issues, and next steps. Coordinate with architects, engineers, inspectors, utility companies, and municipal departments when needed. Primary financial responsibility for each project. Assist with pre-construction planning, takeoffs, budgeting, permitting follow-up, and subcontractor buyout. The ability to make decisions that consider budgeting and development goals of the company. Prepare scope of work. Manage all day-to-day operations of projects ensuring they are on budget and on schedule.
Computer Skills:
To perform this job successfully, an individual should have working knowledge of Microsoft word, Excel sheets. Willing to learn project management tools such as Monday. Qualifications Minimum 3-5 years of construction management, project management, superintendent, or field management experience. Residential construction experience required. Experience with renovations, additions, framing, MEP coordination, finishes, inspections, and closeout. Ability to read plans and understand construction sequencing. Strong communication skills and responsiveness. Ability to manage multiple projects at once. Hungry, self-motivated and results-oriented individual. Organized, detail-oriented, and comfortable using basic technology. Must be full-time and available during normal construction hours. The ideal candidate is able to work in fast paced environment and be able to work on multiple projects and ensuring that each team is finishing within time. Resume and cover letter required.
