Business Development Manager — Construction Ark Light Construction Rio Rancho, NM Job Details Full-time $60,000 - $120,000 a year 1 day ago Benefits Paid time off Referral program Qualifications Revenue growth Deal closing Teamwork Customer relationship building Sales Customer service Lead generation Business development Driver's License Prospecting Closing sales leads Full Job Description Read This Before You Apply This is not a training role. We are not looking for someone to coach up, carry through ramp, or manage daily. We are looking for a proven business developer who already knows how to build relationships, generate meetings, create opportunities, and close work — and can do it with minimal direction. If that describes you, keep reading. If it does not, this is not the right opportunity. About Ark Light Construction Ark Light is a growing General Contractor based in Albuquerque specializing in residential remodels, additions, commercial tenant improvements, and development projects across New Mexico. Our operations are maturing — we have field leadership in place and the owner is stepping into a growth and strategy role. This hire is a direct investment in the company's next chapter. We are targeting larger commercial projects, tenant improvements, institutional work, and development partnerships. The person we hire will play a central role in getting us there. The Role You will be responsible for building a pipeline of qualified opportunities and creating relationships with the people who control construction decisions in New Mexico.
That includes:
Architects and design firms Commercial developers and investors Property managers and commercial building owners Business owners planning tenant improvements or expansions General contractors, subcontractors, and industry referral partners Economic development organizations, chambers, and industry associations You will not be handed a lead list. You will build one. What You'll Do Prospect, network, and create meetings with qualified decision-makers Build and manage a pipeline from first contact through proposal stage Represent the company at industry events, networking functions, and business organizations Coordinate with the estimating team to move qualified opportunities to proposal Track all activity and pipeline in CRM Report on pipeline value, meeting activity, and opportunity progress Help identify markets, project types, and relationship channels that align with company growth goals What the First 90 Days Look Like We will measure activity and output, not effort. By the end of 90 days you should have: An active, documented pipeline of qualified opportunities Established relationships with key decision-makers in your target channels Consistent weekly meeting and outreach activity At least one proposal opportunity delivered to the estimating team A clear picture of the highest-value relationship channels for the company Who We're Looking For We are open to strong candidates from construction, commercial real estate, architecture, engineering, building materials, roofing, mechanical, or any industry where you have been selling relationship-driven B2B work with long sales cycles. What matters most is that you can demonstrate real revenue generation — not just activity. 5+ years of business development, outside sales, or relationship-based B2B sales Proven track record of generating revenue through prospecting and relationship building Experience managing a pipeline independently — without daily direction Strong communicator who is comfortable at industry events and in boardrooms Existing relationships in New Mexico's construction, real estate, or commercial business community (strongly preferred) CRM experience Valid driver's license and reliable transportation This Is Not the Right Role If… You are early in your sales career and looking for mentorship or training Your sales background is primarily retail, automotive, or high-volume transactional You need daily management or structure to generate activity You describe yourself primarily in terms of customer service or teamwork rather than revenue generated You have never built a pipeline from scratch Why This Opportunity Direct access to the owner — no layers, no politics Real upside: your earnings are tied directly to what you produce Ground-floor opportunity to help shape a growing company's commercial presence Flexible, autonomous working environment Long-term advancement potential as the company grows into additional markets Required Screening Questions All applicants must answer these questions. Incomplete applications will not be reviewed. 1. How much revenue have you personally generated in your last three years in sales or business development? Be specific. 2. What is the largest single project or contract you helped secure? What was your specific role in winning it? 3. What was your average project or deal size in your most recent role? 4. What existing professional relationships do you have in New Mexico's construction, real estate, or commercial business community? 5. What CRM systems have you used and how did you manage your pipeline? 6. If hired on a Monday, what are you doing Tuesday morning at 8 AM? 7. What are your compensation expectations? 8. Provide two or three professional references who can speak directly to your sales performance and revenue generation. We are willing to take our time to find the right person. If you have built relationships, generated real revenue, and can walk into a new market and create opportunity — we want to hear from you.
