Construction Project Manager Job Description Actalent is seeking to hire Construction Project Manager to lead multiple commercial construction and tenant improvement projects from budgeting through closeout, with a strong focus on subcontract administration, financial management, scheduling, and overall project execution. This role oversees projects typically ranging from $100K to $5M, including tenant improvements and smaller ground-up work, ensuring that each project is delivered safely, on time, within budget, and in alignment with scope and quality expectations. Responsibilities Prepare, issue, and manage subcontracts for Electrical, Mechanical, and Architectural (drywall and framing) trades. Administer subcontract changes, including drafting change orders and ensuring proper documentation, approvals, and tracking are in place. Buy out subcontractors and support contract negotiation to secure competitive and accurate pricing. Prepare and submit owner billings and invoices using approved invoicing systems, ensuring accuracy and timely submission. Track project financials, including commitments, cost-to-complete, and cash flow, and report on financial performance throughout the project lifecycle. Manage project budgets from initial setup through closeout, including monitoring costs, forecasting, and recommending corrective actions when needed. Develop conceptual project budgets for projects ranging from approximately $500K to $5M. Support and collaborate with the estimating team by reviewing estimates, influencing pricing strategies, and processing change orders using Excel-based tools. Interpret and work from blueprints and construction documents to support estimating, planning, and execution activities. Manage and update project schedules in coordination with the superintendent, using tools such as MS Project. Track progress against schedule milestones, identify risks or delays, and implement schedule adjustments or recovery plans as needed. Maintain accurate and organized project records, including contracts, change orders, RFIs, submittals, and financial documentation. Support overall project execution to ensure work is delivered in accordance with scope, schedule, cost, and quality expectations. Coordinate with internal teams, subcontractors, and stakeholders to resolve issues, clarify scope, and maintain clear communication throughout the project. Contribute to a collaborative, team-oriented culture and represent the company professionally with clients, partners, and field personnel. Essential Skills 5+ years of construction management experience with relevant commercial project exposure, including tenant improvement and small ground-up projects in the $500K to $4-5M range. Proven experience conceptualizing and managing project budgets from early development through closeout. Demonstrated experience writing subcontracts, negotiating contract terms, and managing subcontractor performance. Hands-on experience buying out subcontractors and managing trade partners across multiple disciplines. Proficiency in Excel for estimating, budgeting, and change management, including the use of Excel-based tools for pricing and financial tracking. Proficiency with MS Office Suite for communication, documentation, and reporting. Experience using Bluebeam or similar tools for plan review and document management. Strong analytical skills for evaluating costs, schedules, and risks and making data-informed decisions. Experience managing subcontractors, budgets, and project schedules in a commercial construction environment.
