This role reports directly to the President/CEO and serves as the owner's primary representative for construction execution, cost control, quality assurance, and contractor accountability across multiple Western U.S. markets. This is a hands‑on position requiring frequent site presence, active vendor management, and disciplined project oversight. Purpose of the Role As an owner‑operator with approximately $9 million in annual tenant improvement and capital expenditures, STG Group requires a dedicated construction leader to implement competitive bidding, value engineering, and consistent project controls. This position replaces a decentralized contractor‑driven approach and establishes a standardized, accountable construction management function across the portfolio. Key Responsibilities
  • Manage the full project lifecycle for all tenant improvement and capital projects, including scoping, budgeting, bidding, contracting, scheduling, inspections, and closeout.
  • Enforce competitive bidding standards, with a minimum of three bids for all projects over $25,000 unless expressly approved in writing by the CEO.
  • Lead value engineering efforts on every project, targeting meaningful cost savings through improved specifications, tighter scopes, and efficient material and system selection.
  • Select, manage, and hold accountable all general contractors, subcontractors, and specialty vendors to established quality, schedule, and safety standards.
  • Review and approve all construction invoices and change orders, ensuring alignment with approved scope and budget prior to payment.
  • Conduct regular site inspections to verify workmanship, identify code or maintenance issues, and address warranty items before escalation.
  • Coordinate closely with property management and leasing teams to ensure tenant improvements are delivered on schedule and leasing commitments are met.
  • Develop and maintain a competitive, market‑specific vendor roster; replace underperforming contractors and eliminate single‑source dependency.
  • Prepare concise monthly project reports for executive leadership, including budget vs. actuals, schedule status, open issues, and upcoming starts.
  • Review and renegotiate service contracts for HVAC, landscaping, janitorial, and R&M services to ensure competitive pricing and appropriate scope.
  • Oversee major building system replacements (e.g., roofs, HVAC, elevators, fire/life‑safety systems) and prioritize capital deployment based on asset needs.
  • Support acquisition and disposition due diligence by providing construction cost estimates, deferred maintenance assessments, and TI projections. Portfolio Scope

  • Minimum of 10 years of construction management experience within commercial real estate, including office, industrial, and retail assets.
  • Strong preference for owner‑side experience managing multi‑asset portfolios.
  • Demonstrated success in reducing construction costs through competitive bidding, value engineering, and vendor oversight.
  • Proficient in reading and interpreting construction drawings, specifications, and contracts.
  • Solid experience with project budgeting, cost tracking, and change order management.
  • Working knowledge of building codes, ADA requirements, Title 24, and multi‑jurisdictional permitting processes (California experience required).
  • Willingness to travel regularly to portfolio properties.
  • Strong written and verbal communication skills with the ability to provide clear, executive‑level reporting.
  • Comfortable working in the field; this is not a desk‑only role.
Pay:
$150,000.00 - $185,000.00 per year
