Position Overview As a Project Manager at Easy Cash Deal, you will oversee the rehabilitation of multiple residential investment properties within our portfolio. Your role is to manage the entire rehab process, including recruiting and managing contractors, developing project scopes and estimates, maintaining budgets, and ensuring all projects are completed on time and within budget. This is a critical role for a highly organized and experienced individual who can manage multiple moving pieces and successfully juggle 10-20 rehab projects simultaneously.

Key Responsibilities Project Management:

Oversee the rehabilitation of 10-20 properties at a time, ensuring all projects are completed on schedule and within budget. Manage the change order process and develop economical, functional solutions to unforeseen issues during rehab.

Rental Turnovers:

Manage rental property turnovers across our portfolio, coordinating cleaning, repairs, contractor scheduling, inspections, and readiness for incoming tenants to ensure units are turned efficiently and meet company standards.

Scope of Work & Estimates:

Oversee the rehabilitation of 10-20 properties at a time, ensuring all projects are completed on schedule and within budget. Manage the change order process and develop economical, functional solutions to unforeseen issues during rehab.

Develop detailed scopes of work and provide accurate project estimates for each property.

Contractor Recruitment & Management:

Market, recruit, hire, and oversee 1099 contractors and general contractor teams. Ensure all contractors meet performance and quality expectations.

Budget Management:

Create and manage project budgets, track expenses, and ensure costs align with approved budgets.

Invoicing Oversight:

Manage contractor invoicing processes, ensuring accuracy and timeliness.

Timeline Oversight:

Develop and enforce project timelines while identifying and resolving delays.

Quality Assurance:

Ensure all work meets Easy Cash Deal quality standards and adheres to local building codes and regulations.

Problem Solving:

Address and resolve issues that arise during the rehab process to keep projects on track. Qualifications Proven experience in residential real estate, project management, or general contracting. Strong understanding of rehab processes, construction practices, and contractor management. Exceptional organizational and communication skills with the ability to manage multiple projects simultaneously. Experience creating scopes of work, project estimates, and managing budgets.
