We are looking for you! This role will own the entire preconstruction phase of new custom home builds — everything that happens with a prospective project before a client signs on: scope, material procurement coordination, and client-facing communication. We are a quickly growing Spokane based general contractor specializing in custom residential home building, remodels, and renovations. This is a unique opportunity to help shape our company and take our client experience to the next level of excellence. If you don't have preconstruction experience yet, that's ok. The ability to read construction plans and excel in client-facing communication is what matters most. Responsibilities This role covers three areas. You won't need to be strong in all three on day one — we will work alongside you to train you and fully develop this new role. Scope Development — Turn architectural and engineering plans into clear, complete project scope. You'll meet with clients on selections, coordinate with the designer and engineer, and create bid packages — organizing subcontractor pricing and comparing bids as part of that process. This role catches gaps before they become field problems. Product & Material Procurement — Work with our Project Coordinator to get supplier quotes, verify lead times, track allowances, and build out specification sheets. Client Preconstruction Coordination & Proposals — Sit across the table from prospective homeowners during the preconstruction phase and help them understand layout, scope, and finish-level options like lighting packages and trim details well enough to make a confident decision to move forward. Our industry can be cyclical, and how much of your day to day work will fall into each of the above role categories will vary throughout the year and based on business needs. What you need Construction background — lead carpentry, estimating, drafting, or superintendent experience all count The ability to read and deeply understand construction plans — this matters more than anything else on this list, and you may be asked to take a test to evaluate your plan reading skills Strong written and verbal communication : You'll be coordinating on a daily basis with both internal team members and external contractors, as well as with prospective clients.
Solid computer skills:
We use the BuilderTrend contractor app throughout the precon and construction process, and you'll be using a computer for emails and proposals. Expect to spend about 80% of your time in the office and 20% out of the office Organization and attention to detail : You'll have a lot of autonomy in this role, and you will need to be a self-starter who can keep on top of multiple priorities at a time without things slipping through the cracks. A high level of comfort talking with prospective clients : You'll need to demonstrate an ability to communicate clearly, quickly, and professionally in all interactions with prospective clients A proactive, self motivated mindset and the desire to work as part of a small but mighty team to bring the best possible service to our clients What you don't need A "Preconstruction Manager" title on your last job or formal estimating experience. If you're experienced in reading plans and you communicate clearly and professionally, we want to talk to you — superintendents, lead carpenters, drafters, and construction management grads are all strong fits here.
