Job Description
The Project Manager is responsible for managing residential construction projects from preconstruction through closeout, ensuring work is completed on schedule, within budget, and to quality standards. This role coordinates subcontractors, vendors, design consultants, inspectors, and internal teams while maintaining clear communication with ownership and clients. Key Responsibilities Project Planning & Execution Manage residential projects from preconstruction, permitting, and mobilization through final punch and turnover Develop and maintain project schedules, budgets, and execution plans Coordinate with architects, engineers, consultants, and county departments to keep projects moving forward Lead internal project handoffs and ensure all scopes are clearly defined and documented Cost Control & Budget Management Track costs against budget and review forecasts throughout the project lifecycle Assist with buyouts, subcontract awards, and cost comparisons when needed Support change order review, documentation, and approvals (owner/client + internal) Identify cost risks early and recommend corrective actions Communication & Leadership Lead weekly project meetings and distribute meeting agendas, minutes, and action items Maintain professional communication with clients, homeowners, design teams, and internal leadership Provide consistent project updates, milestones, and issue resolution plans Escalate risks early and propose solutions (schedule/cost/quality) Documentation & Systems Maintain complete and organized project documentation including: o Contracts, RFIs, submittals, change orders, meeting minutes, and punch lists Use project software tools (Procore & smartsheet) to manage workflows and reporting Ensure closeout documents are completed (warranties, as-builts, O&M manuals, turnover package) Track lessons learned and contribute to continuous improvement Qualifications Bachelor's degree in Construction Management, Civil Engineering, Project Management, or related field (or equivalent experience) 3+ years experience as a Project Manager (or APM ready to step up) in residential construction Strong understanding of construction sequencing, scopes, subcontractor coordination, and field execution Ability to manage multiple projects simultaneously and prioritize deadlines Required Skills Proficiency in Bluebeam, Smartsheet, Procore, SharePoint, and Egnyte Strong communication skills (written and verbal) Highly organized, detail-oriented, and deadline driven Strong problem-solving and decision-making skills Ability to work collaboratively in a team environment Leadership Work Environment Hybrid work environment: Home office, office, jobsite visits Occasional travel to project sites (as needed) Ability to work extended hours when required to meet project demands
