We specialize in designing and building backyard homes that maximize property value and create new living opportunities. As we continue to grow, we're looking for a Pre-Construction Manager to take full ownership of the pre-construction process—from signed contract to shovel-ready. Position Overview This is a high-impact, ownership-driven role. The Pre-Construction Manager is responsible for running the entire pre-construction phase of every project once a client signs—ensuring each job is fully scoped, approved, permitted, budgeted, and ready for a seamless handoff to construction. You will be the central point of coordination between sales, design, engineering, permitting, and construction , making sure nothing falls through the cracks and every project moves forward efficiently. Key ResponsibilitiesFull Ownership of Pre-Construction Process Take over all projects immediately after contract execution Drive each project from signed agreement through permit approval and construction readiness Own timelines, communication, and deliverables across all pre-con phases Project Planning & Scope Development Develop and finalize detailed scopes of work for each ADU project Review feasibility, site conditions, zoning, and utility requirements Identify risks early and proactively solve issues before construction Budgeting & Estimating Build and manage accurate project budgets and cost estimates Work with vendors and subcontractors to validate pricing Continuously optimize costs without sacrificing quality Design & Engineering Coordination Manage architects, designers, and engineers to ensure plans are accurate and buildable Review plans for constructability and cost alignment Ensure all revisions are tracked and implemented properly Permitting & Approvals Oversee the permitting process from submission to approval Coordinate with local municipalities, inspectors, and third parties Ensure all documentation is complete and compliant Vendor & Subcontractor Management Source, bid, and select subcontractors for upcoming projects Build and maintain strong vendor relationships Ensure scope alignment between plans, budget, and trades Timeline & Handoff to Construction Build detailed pre-construction schedules Ensure projects are 100% ready before construction begins Deliver clean, organized handoffs to the construction team Qualifications 1+ years experience in construction, pre-construction, or project management Strong understanding of residential construction (ADU experience is a major plus) Experience with permitting and zoning processes (or ability to learn quickly) Ability to read and interpret plans, site layouts, and scopes Highly organized with strong attention to detail Strong communication and coordination skills Comfortable owning multiple projects simultaneously What Success Looks Like Projects move smoothly from contract to permit without delays Accurate budgets with minimal surprises Clean, complete, build-ready project handoffs Reduced bottlenecks between departments Faster cycle times from signed deal to construction start Compensation & Growth Competitive salary based on experience Performance-based bonuses tied to project timelines and efficiency Opportunity to grow into a senior operations or construction leadership role Why This Role Matters This role is critical to our growth.
