Manage residential construction projects; coordinate contractors and subcontractors; oversee schedules, budgets, land acquisition activities, and permits; ensure compliance with building codes and OSHA; and prepare project documentation.
Duties include:
Identifying and assessing residential development sites through market research and feasibility studies. Conduct land use and zoning research, ensuring compliance with federal, state, and local regulations. Work with surveyors, engineers, and legal teams to finalize land acquisitions and secure permits and approvals for development. Negotiate contracts, purchase agreements, and right-of-way access for land acquisitions. Manage contractors and subcontractors across multiple residential job sites, ensuring projects stay on schedule and within budget. Oversee the ordering, tracking, and inspection of construction materials to ensure quality and compliance with industry standards. Enforce safety and quality control measures in compliance with OSHA regulations and building codes. Identify potential delays, defects, or cost overruns and implement solutions to maintain project efficiency. Monitor budget variances, direct overhead costs, and change orders, adjusting project scopes as necessary. Work closely with financial analysts and senior leadership to ensure cost-effective land and construction investments. Ensure adherence to building codes, zoning laws, and environmental impact regulations. Maintain project documentation, including permits, warranties, and contractor agreements. Assist in the strategic expansion of the companys residential development division by identifying new markets and growth opportunities. Build and maintain relationships with real estate professionals, developers, and local municipalities.
