The ideal candidate will possess strong leadership skills, extensive construction site experience, and proficiency with industry-standard management and scheduling software. This role offers an exciting opportunity to lead diverse projects, ensure safety and quality standards, and deliver successful outcomes on time and within budget. Deliver residential development projects on schedule and within budget while protecting target gross margins and ensuring disciplined execution across construction, contractors, and consultants. Duties Lead and manage all phases of construction projects, including planning, execution, and closeout. Develop and maintain project schedules using tools such as Primavera P6 and construction management software. Oversee project coordination among subcontractors, suppliers, clients, and internal teams to ensure seamless communication and workflow. Review blueprints, schematics, and contracts to ensure project specifications are met accurately. Monitor project progress, quality control, safety compliance, and adherence to budgets. Utilize construction estimating techniques for resource allocation and cost control. Manage project documentation, change orders, and contractual obligations effectively. Conduct site inspections to verify work quality and safety standards are upheld. Implement best practices in project management to optimize efficiency and productivity. Skills Residential construction management (townhomes, multifamily, or community developments) Horizontal infrastructure coordination (utilities, drainage, streets, grading) Budget management and cost control across full construction cycle GMP contract negotiation and contractor management Construction scheduling (Primavera / MS Project or equivalent tools) Change order management and cost variance analysis Lender draw process management and construction loan compliance Vendor procurement strategy and subcontractor negotiation Permitting coordination with city planning departments Construction dashboard reporting (budget vs actual / schedule tracking) Financial literacy: gross margin protection, cost per square foot analysis
