About the Role Curb Appeal Exterior is looking for an experienced Exterior Remodeling Production Manager to oversee the successful production of residential exterior remodeling projects, including roof replacements, siding and trim replacements, window and door replacements, and gutter systems. This role is for someone who understands construction in the real world — not just on paper. The right person can manage multiple moving projects, think ahead, communicate clearly, solve problems before they become expensive, and maintain a high standard of craftsmanship and client experience. The Production Manager will be responsible for taking sold projects from handoff through completion, coordinating materials, subcontractors, schedules, field conditions, budgets, quality control, and client communication. PM is accountable for delivering projects on time, on budget, and with strong customer satisfaction. Key Responsibilities Manage multiple exterior remodeling projects from pre-construction through final completion. Review sold scopes, measurements, proposals, contracts, photos, and project details before production begins. Perform field verification, takeoffs, and site assessments as needed. Order and coordinate materials for roofing, siding, trim, windows, doors, gutters, and related exterior components. Schedule and manage subcontractors, crews, vendors, and delivery timelines. Coordinate roof, siding, window, door, trim, and gutter installation sequencing. Identify project risks early and solve problems before they impact schedule, budget, quality, or customer satisfaction. Review plans, layouts, engineering details, manufacturer requirements, and code-related concerns. Ensure work is performed according to company, manufacturers standards/specifications, and applicable building codes. Manage job budgets, cost tracking, purchase orders, change orders, and vendor/subcontractor invoices. Conduct coordinated, timely site visits, inspections, quality checks, and punch-out reviews. Communicate clearly with sales team before, during, and after production. Communicate clearly with clients before, during, and after production. Provide regular project updates to management. Support warranty resolution and post-completion service issues when needed. Improve internal systems, production processes, documentation, and subcontractor performance. Required Qualifications Strong background in residential construction, remodeling, or exterior replacement work. Experience with roofing, siding, trim, windows, doors, and/or gutters. Ability to manage several active projects at one time. Strong understanding of construction sequencing, jobsite logistics, waterproofing, flashing, and exterior building envelope details. Ability to read scopes of work, proposals, plans, measurements, and field notes. Strong organizational skills and attention to detail. Ability to think ahead, anticipate issues, and prevent downstream problems. Comfortable managing subcontractors and holding crews accountable. Strong communication skills with homeowners, vendors, subcontractors, and internal team members. Ability to make sound decisions under pressure. Valid driver's license and ability to travel to job sites throughout the service area. Preferred Qualifications 3+ years of exterior remodeling, production management, field management, or construction project management experience. Experience with James Hardie, vinyl siding, fiber cement trim, asphalt roofing systems, replacement windows, exterior doors, and gutter systems. Bilingual English/Spanish is a plus; many exterior field manager listings specifically value this for crew coordination. Familiarity with permitting, inspections, HOA/ARB requirements, and manufacturer installation guidelines. Experience with CRM, scheduling, estimating, or project management software. Work Environment Fast-paced, high-expectation remodeling environment. Mix of field work, office work, and remote coordination. Significant autonomy — this is not a micromanaged role. Requires strong ownership, follow-through, and accountability. Must be comfortable dealing with real-world jobsite conditions, schedule changes, weather delays, material issues, and client expectations. Pay:
$80,000.00 - $100,000.00 per year
