Job Description

Project Superintendent -
Multifamily New Construction Location:
New Kent County, VA We are partnered with a well-established Hampton Roads developer with nearly 40 years of experience across multifamily, commercial, and residential construction to recruit a Project Superintendent for their next major project in New Kent County, VA. This role will take full ownership of a HUD-financed multifamily construction project, managing all on-site operations, coordinating subcontractors, enforcing safety and quality standards, and working directly with ownership and HUD representatives to ensure delivery on time, within budget, and in full compliance with Davis-Bacon and federal reporting requirements. The ideal candidate is a disciplined field leader who thrives in complex construction environments and runs a highly organized, well-run jobsite.
Responsibilities Subcontractor Management:
Serve as the primary point of contact for all trade partners. Direct daily field activities, resolve conflicts on the spot, and hold everyone accountable to plans and specs.
Schedule:
Maintain and drive the master project schedule. Identify threats to the critical path early and implement solutions before they become problems.
Site Logistics & Materials:
Coordinate and verify all deliveries. Ensure proper storage and protection of materials to minimize waste and theft.
Quality Control & Safety:
Lead daily site inspections, safety meetings, and enforce OSHA compliance. Verify that all materials and installations align with shop drawings and submittals.
Documentation:
Keep meticulous daily logs, progress photos, RFIs, OSHA incident reports, and subcontractor performance records.
Inspections:
Coordinate and attend all municipal and third-party inspections. Drive punch-list completion with urgency.
Requirements Experience:
5-7+ years in multifamily or high-density residential construction, with at least 3 years as a lead Superintendent.
Technical Knowledge:
Solid understanding of wood-frame (Type V) or podium (Type III) construction, MEP systems, and site work. Proficiency with Procore, Bluebeam, MS Project, or similar tools.
Leadership:
Proven ability to manage large crews, maintain morale, and hold subcontractors accountable to deadlines and quality standards.
Certifications:
OSHA 30-Hour required. First Aid/CPR preferred.
HUD experience preferred:
familiarity with HUD-financed projects, including Davis-Bacon wage compliance, federal reporting requirements, and HUD site inspections. This is a full-time, on-site role. You'll be in the field daily, managing an active jobsite in all weather conditions. We're looking for someone who has successfully delivered multifamily projects and runs a clean, safe, organized site.
Pay:
$120,000.00 - $140,000.00 per year
