  • Full-time $3,500
  • $5,000 a month
  • Full-time Terra Build is hiring a Development Feasibility Coordinator to accelerate early-stage land development across our Maryland and Florida portfolio.
This is a hands-on execution role — you will work directly alongside our engineering and development leads to move sites from raw land to buildable status. The right person is organized, proactive, and comfortable running multiple projects in parallel. You will own the details that keep projects moving: agency coordination, site logistics, vendor management, and the data room behind every decision. We are looking for someone with real project management instincts and a genuine interest in building a career in real estate development. Key Responsibilities Agency coordination. Serve as the primary point of contact with county zoning offices, health departments, and utility providers across active sites. Site logistics. Schedule and track perc tests, site visits, and inspections; manage vendor access and field coordination. Vendor management. Communicate with septic designers, civil engineers, surveyors, and consultants to keep deliverables on schedule. Property data. Gather, organize, and maintain plats, surveys, prior approvals, and title documentation for every site in the pipeline. Pipeline reporting. Track status across all projects and deliver weekly updates that surface constraints, risks, and critical path items. Feasibility support. Contribute to internal feasibility summaries that identify opportunities and constraints across our land positions. Portfolio execution. Manage multiple projects simultaneously — timelines, deliverables, and communications stay on track without prompting.
We are looking for:
Operator mindset. Organized, proactive, and results-driven with a positive, solutions-oriented attitude. Proven project management. Demonstrated ability to manage timelines, vendors, and multiple stakeholders in a fast-moving environment. Real estate fluency. Working knowledge of real estate, construction, or land development — enough to hold your own in a conversation with a civil engineer or zoning official. Genuine interest. A real passion for land development and a clear desire to grow a long-term career in real estate. Professional communicator. Comfortable and credible when interacting with local agencies, consultants, and vendors. Capacity. Able to efficiently juggle multiple tasks, priorities, and projects at once. No engineering degree required.
