Position Overview:
We are seeking an experienced Preconstruction Manager
  • Restaurant Development to lead all front-end development phases of restaurant construction projects.
This role is responsible for permitting, architect and consultant coordination, design development, budgeting, and preparing projects for seamless handoff to the construction team. The ideal candidate has strong restaurant or retail experience and understands how to navigate city approvals, landlord requirements, and kitchen-driven design coordination.
Key Responsibilities:
Design & Consultant Management Manage architects, MEP engineers, kitchen consultants, and structural engineers. Oversee schematic design, design development (DD), and construction documents (CD). Review drawings for constructability, code compliance, and cost efficiency. Ensure brand standards are implemented in all designs. Permitting & Approvals Lead permit submission process with city departments. Coordinate corrections and plan review responses. Manage health department, fire department, and building approvals. Track permit timelines and proactively resolve delays. Landlord & Site Coordination Review lease exhibits and landlord work letters. Coordinate landlord approvals and building requirements. Conduct site due diligence (utilities, grease interceptors, HVAC capacity, etc.). Budgeting & Preconstruction Planning Develop preliminary budgets with GCs. Manage bidding process and contractor selection. Identify value engineering opportunities. Align project scope with budget targets. Project Handoff Prepare complete, approved construction set. Ensure all permits are issued before mobilization. Provide clean transition to construction team.
Qualifications:
8-10+ years in preconstruction, design management, or development. Strong experience in restaurant or retail build-outs.
Deep understanding of:
Commercial kitchen layouts MEP coordination Health & safety codes Multi-jurisdiction permitting Experience working with architects and consultants directly. Strong ability to manage multiple projects simultaneously (5-10 concurrent restaurant projects) Highly organized with strong communication skills.
Preferred:
Degree in Architecture, Construction Management, or Engineering. Experience in multi-unit restaurant rollout. Knowledge of ADA, grease interceptor requirements, hood systems, and fire suppression systems.
