Job Description

ARE YOU:
Are you passionate about delivering beautifully finished homes that are move-in ready? Do you take pride in the details, holding work to a high standard, and ensuring nothing gets missed before a homeowner walks through the door? If so, you could be a great fit for our Unit Turnover Specialist position. Working closely with site superintendents, trades, and quality assurance, this role serves as the final on-site quality gate before homes are turned over to the customer experience team. We're looking for someone who thrives in a fast-paced construction environment, enjoys working hands-on in the field, and can confidently coordinate trades while driving accountability. If you have a sharp eye for quality, strong organizational skills, and enjoy seeing projects through to completion, this role offers the opportunity to be the final quality gate before homes are delivered.
WE'D LIKE YOU TO HAVE
3-5 years of experience in residential construction, site supervision, quality assurance, or a comparable trade-facing role. Strong working knowledge of residential construction methods, finishes, mechanical systems, and applicable building codes. Proven ability to identify quality deficiencies and hold trades accountable to completion. Excellent organizational skills with the ability to manage multiple units and punch lists simultaneously. Proficient with construction management standard office tools. Strong written and verbal communication skills; able to deliver clear, professional feedback to trades and internal stakeholders. Valid driver's license and ability to travel between active project sites as required.
PREFERRED
Experience in multi-family or for-sale residential turnover environments. Background in a skilled trade (carpentry, finishing, mechanical) with progression into supervision or QA. Familiarity with homeowner warranty programs and customer-facing handover processes. Post-secondary education or trade certification in construction, building technology, or a related field. WORKING CONDITIONS
Primarily on-site at active construction projects; regular walking, climbing stairs, and inspecting unfinished spaces. Use of personal protective equipment (PPE) required at all times on site. Schedule may include occasional evenings or weekends to align with turnover and homeowner handover dates.
KEY RESPONSIBILITIES
Punch List Management:
Conduct thorough pre-turnover inspections of each unit, identifying and documenting all deficiencies, deviations from specification, and quality issues. Build, maintain, and prioritize unit-level punch lists using established tracking systems. Verify completion of all trade work, finishes, fixtures, and systems against approved plans, specifications, and Intracorp quality standards. Re-inspect completed items, sign off on resolved deficiencies, and escalate unresolved issues to the Construction Manager and Site Superintendent. Trade Coordination & Accountability Schedule and coordinate trades for punch list completion, ensuring work is sequenced efficiently and trades return promptly to address deficiencies. Hold trades accountable to Intracorp standards, workmanship expectations, and committed Communicate clearly with subcontractors, in writing and on-site, to resolve quality issues and prevent recurrence on future units. Partner with site superintendents to identify systemic issues and feed lessons learned back into the construction process. Homeowner Care Handover Coordinate the formal turnover of each unit to the Homeowner Care team, ensuring all documentation, warranties, and unit conditions meet acceptance criteria. Walk units jointly with Homeowner Care representatives, address any final items raised, and obtain sign-off on acceptance. Ensure keys, fobs, manuals, and homeowner orientation materials are complete and ready for handover. Maintain accurate turnover records and unit acceptance documentation for each home. Quality & Continuous Improvement Track recurring deficiencies and trade performance trends; share insights with construction leadership to drive continuous improvement. Contribute to refinement of pre-turnover checklists, inspection standards, and quality benchmarks. Support warranty and post-occupancy issue reduction by ensuring high-quality turnovers up front.

Pay:
$75,000.00 - $85,000.00 per year
