Job Description

APPLY SOON. ONCE A SUFFICIENT POOL OF QUALIFIED APPLICANTS HAS BEEN REACHED, THIS POSTING WILL CLOSE. POSITION PURPOSE
Under the general supervision of the Chief Building Official, performs technical inspections of residential and light commercial construction to ensure compliance with applicable building, fire, and safety codes, ordinances, and regulations. This position conducts field inspections at various stages of construction, reviews plans, interprets code requirements, and works collaboratively with contractors, design professionals, and the public to ensure safe and compliant development within the Town.
ESSENTIAL FUNCTIONS AND ABILITIES
The following duties are representative of the position and are not intended to be all-inclusive: Conduct field inspections of residential and light commercial construction, including new construction, alterations, and remodels, to ensure compliance with applicable codes and regulations. Perform inspections across multiple disciplines, including structural, plumbing, electrical, and mechanical systems. Evaluate construction methods and materials to ensure compliance with adopted building, fire, and safety codes. Inspect a wide range of building components, including concrete, masonry, wood and steel framing, roofing systems, drywall, insulation, plumbing, HVAC systems, and electrical installations. Verify structural elements such as framing members, spacing, anchoring, and lateral load resistance systems. Review grading, drainage, and right-of-way improvements for compliance with Town standards and MAG specifications. Interpret and enforce applicable codes, ordinances, and regulations in a consistent and professional manner. Communicate inspection results clearly to contractors, builders, and property owners, including identifying deficiencies and required corrective actions. Maintain accurate inspection records and prepare reports using permit management and inspection software systems. Conduct field reviews of plans and specifications and coordinate with plan review staff as needed. Provide technical guidance and customer service to the public, contractors, and design professionals. Coordinate inspection activities with other Town departments and agencies. Assist with zoning, land use, and code enforcement inspections as assigned. Perform other duties as assigned consistent with the role.
Education and Experience:
High School Diploma or GED required. Experience in building construction trades (e.g., plumbing, electrical, carpentry, or related field) is preferred. Additional technical training in construction, inspection, or a related field is desirable.
Certifications:
ICC Residential Building Inspector Certification required within one (1) year of hire. ICC Commercial Building Inspector Certification required within two (2) years of hire. Fire Inspector I or equivalent certification required within two (2) years of hire.
SUPERVISION - RESPONSIBILITY FOR THE WORK OF OTHERS
This position does not exercise direct supervision over staff.
PHYSICAL DEMANDS OF ESSENTIAL FUNCTIONS
This position requires the ability to perform field inspections in active construction environments and involves frequent physical activity under varying environmental conditions. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.
Mobility and Physical Activity:
Frequently walk on uneven, sloped, rocky, or unstable terrain at construction sites. Regularly climb ladders, scaffolding, and stairs, including accessing roofs, attics, crawl spaces, and elevated structures. Perform inspections in confined spaces such as crawlspaces, attics, trenches, and mechanical rooms. Frequently stoop, kneel, crouch, crawl, bend, and reach overhead or below waist level. Maintain balance while navigating construction sites with debris, open trenches, or partially completed structures.
Strength and Exertion:
Lift, carry, push, and pull tools, equipment, and materials weighing up to 25 pounds routinely and up to 50 pounds occasionally. Exert moderate physical effort over extended periods, including prolonged standing and walking throughout the workday.
Environmental Conditions:
Work outdoors in a desert climate with exposure to extreme temperatures, including heat exceeding 100°F. Exposure to dust, dirt, noise, construction debris, chemicals, and fumes. Exposure to potentially hazardous conditions, including unfinished structures, moving equipment, and energized systems. Work both indoors and outdoors, with frequent transitions between environments.
Sensory Requirements:
Visual acuity sufficient to read plans, detect code violations, and inspect detailed construction elements. Hearing sufficient to communicate in person, over the phone, and in noisy construction environments. Ability to communicate clearly and effectively both verbally and in writing.
Motor Skills:
Manual dexterity to operate measuring devices, inspection tools, mobile devices, and computers. Ability to safely operate a motor vehicle to travel between inspection sites throughout the Town.
WORK ENVIRONMENT
Work is performed both in an office setting and in the field at active construction sites. Fieldwork comprises a significant portion of the job and includes exposure to varying weather conditions, construction hazards, and physically demanding environments.
