Job Description

We are seeking a motivated, tech-literate individual to join our growing team as a part-time Home Inspector. This role is built for someone looking to learn a lifelong trade and build a long-term career. You will be fully trained to perform comprehensive residential property inspections, operate modern industry software, and clearly communicate structural findings. No prior industry certification is required to apply. We prioritize teachability and the right attitude, and we will fund your path to certification. Candidates must be subject to a background check and drug testing, as KSS Home Inspectors is a 100% drug free workplace.
Core Responsibilities Property Evaluation:
Conduct thorough, step-by-step residential property inspections following the established KSS Master Template guidelines, including evaluating home interiors, exteriors, roofs, mechanicals, foundations, attics, and crawlspaces. Return to managed properties for brief follow-up visits (re-inspections) to verify completed repairs after a homeowner has been granted a designated window to make agreed-upon repairs. Review calendar updates and property access notes provided by the operations manager prior to arriving at every property to take full ownership of property logistics.
Systems Assessment:
Test and evaluate property components and residential systems during shadowing and solo assignments to log operational defects accurately according to company safety guidelines.
Documentation:
Capture detailed photographs, log property conditions, and capture relevant property defects in real time using company standards. Track and monitor the on-time arrival of third-party specialty reports (such as Radon and Sewer Scopes) as an occasional task when required to ensure overall timeline alignment.
Report Drafting:
Operate the Spectora platform to input data, format findings, and compile detailed property entries. Ensure final inspection reports are cleanly written with clear pictures and completely uploaded the same day, prior to leaving the property site.
Client Service:
Deliver an approachable, elite customer service experience while representing the KSS brand in full company uniform on-site. Answer basic process questions from realtors and home buyers confidently, and maintain constant accountability by using the dedicated company WhatsApp thread to log property arrivals, document immediate field escalations, and clock out of jobs.
Key Requirements & Qualifications Education & Licensing:
High school diploma or equivalent. No active credentials are required to apply, but candidates must be willing to complete funded training and maintain future career guidance toward passing the National Home Inspector Examination (NHIE) to secure their industry track ahead of regional 2028 updates.
Industry Knowledge:
A teachable attitude and a baseline willingness to learn building standards, safety rules, and the proprietary KSS methodology.
Physical Capabilities:
Ability to safely lift, transport, and correctly set up heavy commercial extension ladders. Comfort and confidence climbing to high elevations and walking across residential roofs for close visual analysis. Ability to navigate and crawl through tight, low-clearance areas including unconditioned, dark residential crawlspaces. Physical stamina to enter and safely inspect residential attics where internal summer temperatures can scale up to 130 degrees or higher.
Tech Skills:
Exceptional tech and computer literacy, including proficiency in navigating modern software platforms under field conditions, and strong, clear, and efficient typing skills.
Communication:
Approachable field presence, strong customer service skills, and the clear communication required to document and discuss technical property issues in easy-to-understand terms. Must provide a modern smartphone with sufficient data capacity to power Spectora on-site, and own a reliable personal vehicle for travel between regional metro sites.
Safety & Technology First:
KSS regularly inspects roof defects by using tech solutions. You will be fully trained on how to use our company-owned drones to handle steep or high-risk multi-story roof lines safely from the ground.
Future Licensing Track:
Comprehensive career guidance toward taking and passing the National Home Inspector Examination (NHIE) to secure your career framework well ahead of the regional industry updates.
The Hybrid Pay Structure:
Training Rate:
$15.00 per hour.
Inspection Rate:
$25.00 per hour.
Paid Professional Education :
Full company sponsorship for your mandatory training path via the InterNACHI corporate dashboard, beginning with the Introduction to the Residential Standards of Practice Home Inspection Course.
Pay:
$46,544.32 - $56,053.38 per year People with a criminal record are encouraged to apply
