Position Summary Information
General Summary The Building Maintenance Specialist assists the onsite Sr. Building Maintenance Specialist with the inspection and cleaning of refrigeration condenser units. This position will perform the following: inspect and clean HVAC equipment, inspect and clean mechanical equipment, report all findings to the Sr. Building Maintenance Specialist, minor mechanical repairs/maintenance as assigned, minor building repairs/maintenance as assigned, minor plumbing, electrical and carpentry repairs/maintenance as assigned. The Building Maintenance Specialist will comply with all applicable dangerous or hazardous work permits/procedures as necessary and maintain a safe and clean work area.
Essential Functions
CARPENTRY
Performs carpentry work in the installation, maintenance, and repair of interiors and exteriors of buildings and components
Minor lock repair and adjustments and installation
Fabricates and repair signs, and custom framing for maps and signs
Modifies office workstations such as desks and countertops
Repairs and replaces gutters and downspouts
Mixes and applies paint to various surfaces using brushes, rollers, and spray guns
Performs spackling, plastering, wallpapering, and cement assignments
PLUMBING
Installs, maintains, troubleshoots, and repairs a variety of plumbing fixtures and equipment
Identify and repair leaks, clogs, and other plumbing issues
Installs various plumbing fixtures (sinks, faucets, toilets, pumps) and piping (copper, steel threaded, plastic)
Install, repair, and maintain fixtures, pipes, and fittings
Conduct routine inspections of plumbing systems and recommend upgrades or repairs as needed
Repairs and installs drinking fountains and flush valves
ELECTRICAL
Installs and performs minor repairs to electrical fixtures
Determines and orders materials needed to complete jobs; operates a variety of related power equipment
Diagnose and repair electrical malfunctions in lighting, wiring, and electrical systems
Install and maintain electrical fixtures, outlets, switches and electrical ballast
Ensure compliance with electrical codes and safety standards
GENERAL MAINTENANCE
Conduct routine inspections of building systems and equipment
Assist and work under the direction of Sr. HVAC, Sr. Electrician, and Sr. Plumber in completing maintenance tasks as directed
Respond promptly to maintenance requests and emergencies
Keep accurate records of maintenance activities and repairs
Adheres to safety rules, regulations, and practices as established by WSSC Water, OSHA, and the State of Maryland
Operates and maintains a variety of hand and power tools and test equipment associated with the specific building trade, such as carpentry, electrical HVAC, locksmith, masonry, and painting
Drives a vehicle to conduct WSSC Water business
Maintains stock, quality control, and customer service
Performs a variety of other tasks using the computer
Drives a vehicle to conduct WSSC Water business
Other Functions Performs other related duties as required
Work Environment And Physical Demands Works indoor and outdoor environments
Required Knowledge, Skills, And Abilities General knowledge of the standard practices, methods, techniques, tools, and equipment associated with at least two of the trade's specialties listed above
Knowledge of on-the-job hazards and effective safety precautions
Ability to prepare reports and records
Ability to carry out instructions
Ability to lead other employees in work assignments
Ability to work in adverse environmental conditions requiring physical exertion or discomfort; Ability to work with plastics, glass, Formica, and sheet metal
Vast knowledge of paint, lacquer, varnishes, and stains for finishing wood products
Ability to work on elevated tanks, below-ground vaults, and any other structures owned by the WSSC Water
Minimum Education, Experience Requirements High school diploma or equivalent.
4 years of commercial/Industrial building maintenance experience.
General knowledge and experience in a least two (2) of the specified trades areas such as carpentry, HVAC, Electrical, or Plumbing.
Additional Requirements Possession of a valid driver's license with no more than 4 points and the ability to obtain and maintain a WSSC Water driver's permit within 90 days of hire or transfer
Employees in this position are designated or considered emergency personnel; therefore, the employee must report to work as scheduled or as directed by their supervisor when WSSC Water declares an event that requires emergency personnel to report to work
Preferences Possession of any of the following certificates
Proof of journeyman license in any of the above-listed trades.
Certified Areal Lift Operator.
Certified Overhead Crane Operator.
CFC Certification
4 years direct experience working in one of the following trades-Electric, Plumbing, Carpentry or HVAC.
Salary $29.61-$50.18
