Full Job Description Summary:
The Estimator is responsible for preparing accurate and competitive cost estimates across both internal and external construction projects including renovations, maintenance work, and multi-trade scopes. This role owns the development of project scope, pricing, and bid delivery, ensuring alignment between project requirements, cost assumptions, and execution strategy. In addition to producing detailed bids, the Estimator contributes to cost accuracy, margin protection, and long-term pricing intelligence by maintaining documentation standards and supporting estimate-to-actual feedback loops. This position plays a key role in maintaining bid flow, supporting revenue generation, and working closely with project managers, field teams, and subcontractors to produce complete, well-coordinated estimates that protect margins and support successful project delivery.
Essential Functions:
Performs quantity takeoffs, scope development, and cost analysis for labor, materials, equipment, and subcontracted work Prepares detailed estimates and proposals for single-trade and multi-trade projects Conducts job walks and site visits to assess existing conditions and inform scope and pricing Solicits, levels, and analyzes subcontractor and vendor bids Communicates with subcontractors, vendors, architects, engineers, and internal teams to clarify scope, pricing, and project requirements Identifies value engineering opportunities while maintaining scope integrity and project intent Compiles and submits complete bid packages and proposals within required timelines Provides cost impact narratives for scope changes or revisions Maintains accurate and organized estimate documentation, bid logs, and CRM records in HubSpot Supports project managers post-award by providing clear scope definition and estimate handoff documentation Assists in maintaining estimate-to-actual cost tracking and contributes to updating cost history and pricing databases Supports periodic review of material and labor cost trends to improve estimate accuracy Maintains and improves estimating templates and standardized procedures Provides guidance and support to Junior Estimators as needed Escalates complex scope, high-risk pricing, or major bid decisions to the
Senior Estimator Other Functions:
May independently manage and deliver estimates within defined project size and complexity thresholds Contributes to continuous improvement of estimating workflows and SOPs Performs other duties as assigned to support business needs and company goals
Mental and Physical Demands:
Prolonged periods of computer use for estimating, data entry, and document review Ability to read and interpret construction drawings and specifications with strong attention to detail Ability to manage multiple estimates and deadlines simultaneously in a fast-paced environment Occasional jobsite visits requiring walking, standing, and navigating active construction areas or uneven terrain Occasional lifting of materials or sample containers up to 40 lbs.
Supervisory Responsibilities:
This position does not have formal supervisory responsibilities. However, the Estimator may provide guidance, training, and support to Junior Estimators and Interns, and assist in maintaining estimating standards and workflow consistency across the team.
Required Qualifications:
High school diploma or GED 2-7 years of construction estimating or related experience; relevant education in construction management or a related field may be considered in lieu of direct experience Strong ability to read and interpret construction drawings and specifications Knowledge of construction methods, materials, building codes, and sequencing Ability to read, write, and communicate effectively in English to interpret construction documents, prepare written estimates, and communicate with clients and subcontractors Strong organizational and communication skills High attention to detail and follow-through Ability to manage multiple estimates and deadlines simultaneously Proficiency in Microsoft Office (Excel, Word, Outlook,) &
Bluebeam Preferred Qualifications:
Degree in construction management, engineering, or architecture Experience with estimating software and CRM systems such as HubSpot Experience with renovation, maintenance, or light commercial work Exposure to multi-trade estimating and subcontractor coordination
