This role supports preconstruction efforts by analyzing project documents, performing takeoffs, coordinating vendor pricing, and developing detailed proposals for a variety of commercial and government projects. The ideal candidate has experience estimating HVAC and mechanical systems, with plumbing experience considered a plus. Strong preference will be given to candidates with experience working on military, federal, or government-funded projects. Key Responsibilities Review construction drawings, specifications, and bid documents to define project scope and requirements. Perform quantity takeoffs for HVAC systems, piping, ductwork, equipment, and mechanical components. Prepare detailed conceptual, schematic, and final estimates for commercial mechanical projects. Solicit, review, and level subcontractor and vendor proposals to ensure complete scope coverage. Develop competitive bid proposals, cost breakdowns, and pricing summaries. Identify scope gaps, constructability concerns, and project risks during the bidding process. Coordinate with Project Managers, engineers, vendors, and operations teams throughout preconstruction. Participate in pre-bid meetings, walkthroughs, and project review sessions. Support value engineering efforts and recommend cost-saving alternatives when appropriate. Maintain estimate documentation, historical pricing databases, and bid tracking logs. Assist with project turnover to operations teams following award. Qualifications 5+ years of experience estimating mechanical construction projects. Strong HVAC estimating background required; plumbing estimating experience is a plus. Experience working for a mechanical contractor or MEP contractor. Strong understanding of commercial HVAC systems, ductwork, piping, and mechanical equipment. Experience with military, federal, government, or public sector projects strongly preferred. Ability to read and interpret mechanical drawings, specifications, and bid documents. Knowledge of construction methods, labor productivity, and material pricing. Strong analytical, organizational, and communication skills. Ability to manage multiple bids and deadlines simultaneously. Preferred Qualifications Experience estimating projects for government agencies, military facilities, healthcare, laboratories, or institutional buildings. Familiarity with design-build mechanical projects and preconstruction collaboration. Proficiency with estimating software and takeoff tools such as Bluebeam, FastPIPE, QuoteSoft, Trimble, or similar platforms. Bachelor's degree in Construction Management, Mechanical Engineering, or related field preferred.
