As a Construction & Capital Improvement Estimator , yyou will harness your analytical skills to gather and assess data, estimating the resources needed — from time and money to materials and labor — to bring these projects to life. Additionally, you will be responsible for overseeing special projects and capital improvement initiatives across our stabilized communities. Join us in San Diego and unlock the potential for professional growth in a dynamic and rewarding environment! Responsibilities and essential functions Review drawings and specifications thoroughly. Review estimates and proposals promptly for various project types, including stipulated price, design-build, and construction/project management projects. Develop project budgets and schedules and keep track of them. Create detailed cost breakdowns for estimates and monitor project progress. Ensure site personnel receive necessary project documentation. Foster relationships with subcontractors, vendors, and clients. Conduct meetings with potential clients to discuss service options. Coordinate subcontractor quotations, negotiate terms, and issue purchase orders. Maintain material and labor cost databases and unit pricing. Provide clear and detailed quantity take-offs. Understand and ensure that hired contractors or vendors adhere to contractual terms and conditions. Address concerns raised by field personnel effectively. Experience, education and knowledge: High school diploma or GED required. Bachelor's degree in building science, civil engineering, construction management, or construction science is a plus but not required. Minimum of 2 years' experience in a similar position within the construction field preferred. Previous experience estimating projects Experience in the multifamily construction industry preferred. Proficiency with estimating software and spreadsheet design. Excellent communication skills and strong organizational and follow-through abilities. Commitment to providing exceptional customer service and exceeding expectations. Adherence to all company procedures and safety regulations. Self-motivated, friendly, and professional demeanor. Valid driver's license required. Ability to collaborate effectively within a team to ensure customer satisfaction.
