Our client are seeking an experienced Senior Estimator - Multifamily Construction to lead preconstruction and estimating efforts on large-scale multifamily projects. This is a key leadership role within the organization and an opportunity to help shape the growth of a respected Colorado multifamily construction firm. Position Summary The Senior Estimator is responsible for overseeing all estimating and preconstruction activities for multifamily construction projects from conceptual budgeting through final bid submission. The ideal candidate has extensive experience estimating ground-up multifamily developments, strong subcontractor relationships, and the ability to work collaboratively with owners, architects, engineers, and project teams. This position requires deep knowledge of multifamily construction methods, market pricing, subcontractor procurement, value engineering, and cost management. Key Responsibilities Prepare conceptual budgets, detailed estimates, and GMP proposals for multifamily construction projects Perform quantity takeoffs and detailed scope analysis from construction drawings and specifications Solicit, review, and level subcontractor and supplier bids Develop and maintain strong relationships with subcontractors and vendors throughout Colorado and surrounding markets Identify value engineering opportunities and cost-saving solutions Collaborate with ownership, development teams, architects, consultants, and operations staff during preconstruction Lead bid review meetings and assist with contract negotiations Analyze labor, material, and market pricing trends Participate in project planning, scheduling, and logistics reviews Ensure estimates are accurate, complete, and aligned with project goals and budgets Assist in mentoring junior estimators and preconstruction personnel Support business development and client pursuit efforts as needed Qualifications 7+ years of estimating experience with a general contractor 5+ years specifically focused on multifamily construction projects Proven experience estimating ground-up multifamily, mixed-use, podium, wrap, and garden-style developments Strong understanding of construction means and methods Ability to read and interpret architectural, structural, civil, and MEP drawings Proficiency in Bluebeam, OST, Planswift, ProEst, Sage Estimating, or similar estimating software Excellent communication, organizational, and analytical skills Ability to manage multiple projects and deadlines in a fast-paced environment Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred Preferred Experience Colorado multifamily market experience Existing subcontractor relationships within Colorado Experience with negotiated work and conceptual estimating Experience with Type IIIA, VA, podium, and wood-frame multifamily construction Preconstruction leadership experience Compensation & Benefits Competitive salary based on experience Annual performance bonus opportunities Health, dental, and vision insurance 401(k) with company match Paid time off and company holidays Vehicle allowance or reimbursement Career advancement opportunities within a growing company
