Job Description
Lead Estimator We are seeking an experienced, detail‑oriented Lead Estimator to lead pre‑construction estimating, the estimating team, and deliver accurate and competitive proposals that sets up projects for successful field execution. Position summary The Lead Estimator will manage the full pre‑construction lifecycle, from opportunity evaluation and conceptual budgeting through detailed estimating, value engineering, bid strategy, proposal delivery and negotiation. This senior, hands‑on role requires deep knowledge of construction (emphasis on painting and finishes), proven takeoff and estimating skills, strong leadership, and the ability to manage multiple pursuits with minimal oversight. The Lead Estimator will be the primary estimating contact for clients, GCs and suppliers and will supervise and review work of the estimating team. Key responsibilities
- Lead and manage the estimating team: assign Bids, mentor staff, review and approve takeoffs and final estimates for accuracy, completeness and margin compliance.
- Own the pre‑construction process: bid/no‑bid evaluation, bid strategy, conceptual budgets, detailed estimates and final proposals.
- Produce detailed quantity takeoffs and comprehensive cost estimates (labor, materials, equipment, subs, permits, overhead, profit).
- Review plans, specifications, addenda and site conditions; identify scope, risks and cost drivers.
- Solicit, compare and negotiate supplier and subcontractor quotes; ensure subcontractor coverage.
- Develop value‑engineering options and alternate pricing to optimize cost and schedule.
- Coordinate with Project Management and Operations to align estimates with capacity, schedule and logistics.
- Prepare, present and submit proposals; manage RFIs, clarifications, addendums and client follow‑up.
- Track and price change orders; manage contract correspondence, submittals and project documentation through award.
- Maintain historical cost data, estimating templates and bid calendar; refine models and processes for improved accuracy. Required qualifications
- Minimum 5 years pre‑construction estimating experience in painting/finishes; Lead/Senior Estimator preferred.
- Experience across commercial project types (retail, multifamily, warehouses, hospitality).
- Advanced blueprint/spec interpretation and quantity takeoff skills.
- Proficient with PlanSwift/On‑Screen Takeoff (or similar), Microsoft Suites; experience with Procore, QuickBooks and CRM systems.
- Strong negotiation, presentation and leadership skills.
- Ability to manage multiple bids under tight deadlines and travel for site visits. Compensation & benefits
