This role is ideal for an experienced residential construction estimating professional with strong knowledge of homebuilding plans, takeoffs, budgets, options, scopes, and vendor pricing. The Senior Estimator will support accurate job-cost budgets, detailed plan takeoffs, option pricing, bid comparisons, and cost control across active and upcoming communities. Support bid reviews, vendor pricing analysis, scope alignment, and value engineering efforts. Help improve cost accuracy, plan discipline, and estimating processes across the homebuilding operation. Senior Estimator Responsibilities Prepare, update, and maintain accurate plan takeoffs for new homes, elevations, options, and community-specific features. Develop and maintain job-cost budgets to support accurate pricing, purchasing, and construction execution. Estimate new plans, elevations, plan revisions, structural changes, design selections, and plan options. Review architectural plans, structural details, specifications, scopes of work, and option drawings for completeness and accuracy. Analyze quantities, plan comparisons, cost variances, and budget changes to maintain estimating accuracy. Maintain community feature takeoffs, plan-specific details, option pricing, and estimating documentation. Perform field visits as needed to validate takeoffs, review current conditions, and improve estimating accuracy. Interact directly with vendors, suppliers, and trade partners during the bid and estimating process. Support bid reviews, bid leveling, vendor pricing analysis, and trade partner comparisons. Partner with purchasing leadership to evaluate pricing, scopes, contracts, and cost-saving opportunities. Coordinate with construction teams to understand field conditions, plan issues, material usage, and cost variances. Work with design and purchasing teams to ensure options, selections, and specifications are accurately priced and documented. Identify missing information, scope conflicts, plan inconsistencies, product waste, and cost gaps before they affect starts or margins. Assist with purchase order accuracy, budget updates, cost code alignment, and change order review. Support the development and maintenance of scopes of work, specifications, option programs, and estimating standards. Help resolve issues related to estimating, scope, vendors, suppliers, and plans that could affect construction schedules or budgets. Support reporting, audits, and documentation to maintain clean and accurate estimating records. Contribute to process improvement across estimating, purchasing, budgeting, and construction coordination. Senior Estimator Qualifications 5+ years of estimating, purchasing, construction, or related residential homebuilding experience. Experience estimating homes for a production, semi-custom, or private residential homebuilder is strongly preferred. Strong understanding of residential construction methods, materials, scopes, cost codes, and trade sequencing. Ability to read and interpret architectural drawings, construction plans, structural details, specifications, and option drawings. Experience preparing takeoffs, maintaining budgets, reviewing plan changes, analyzing cost variances, and supporting bid reviews. Strong knowledge of construction materials, building codes, subcontracting practices, and vendor pricing. Highly analytical with strong mathematical skills, attention to detail, and cost awareness. Ability to identify missing information, scope conflicts, budget discrepancies, and plan inconsistencies. Advanced proficiency in Microsoft Excel and Microsoft Office products. Experience with homebuilding estimating, purchasing, ERP, or construction management software. Experience with HomeFront, BuildPro, Buildertrend, Autodesk Design Review, or similar platforms is preferred. Strong organizational, communication, and problem-solving skills. Ability to manage multiple projects, deadlines, plan changes, and pricing updates in a fast-paced environment. Self-starter who can work independently while collaborating closely with purchasing, construction, design, and leadership teams. Bachelor's degree in Construction Management, Engineering, Business, Supply Chain, or a related field preferred, but equivalent homebuilding experience will be considered.
