This position plays a key role in the preconstruction process by leading estimating efforts, developing competitive pricing strategies, and supporting project pursuits across a diverse portfolio of commercial construction projects. The ideal candidate will have strong experience preparing conceptual through hard-bid estimates, managing subcontractor relationships, and collaborating with operations teams to deliver accurate and competitive proposals. Responsibilities Prepare detailed conceptual, schematic, design development, and hard-bid estimates for commercial construction projects. Review drawings, specifications, and contract documents to determine project scope and pricing requirements. Perform quantity takeoffs and cost analysis for labor, materials, equipment, and subcontracted work. Solicit, evaluate, and level subcontractor and vendor proposals. Develop comprehensive bid packages and scopes of work. Participate in value engineering exercises and cost-saving initiatives. Collaborate with project management and field operations teams during project turnover. Assist with budgeting, cost planning, and preconstruction services for negotiated projects. Identify project risks, opportunities, and constructability concerns. Maintain current pricing databases and market cost trends. Build and maintain strong relationships with subcontractors, vendors, owners, and design professionals. Qualifications Required Bachelor's degree in Construction Management, Civil Engineering, Building Construction, or a related field; equivalent industry experience may be considered. 7+ years of estimating experience with a commercial general contractor. Proven experience estimating commercial construction projects. Strong understanding of construction means and methods, building systems, and project delivery processes. Ability to read and interpret construction drawings, specifications, and contract documents. Proficiency with Microsoft Office Suite, particularly Excel. Excellent communication, analytical, and organizational skills. Preferred Experience with estimating software such as Sage Estimating, WinEst, OST, Bluebeam, ProEst, or similar platforms. Experience with negotiated, design-build, and hard-bid project delivery methods. Knowledge of scheduling software and preconstruction planning.
