Full Job Description Essential Functions:
1. Acquires understanding of requirements of potential projects self-identified or assigned. 2. Selects metrics to produce valid estimates. 3. Attend project walk-thru with vendors for potential projects to price and bid. 4. Reviews documents with management, vendors and others in order to collect all necessary information. 5. Full understanding of blueprint reading for various trades; HVAC, ductwork, mechanical equipment, plumbing, electrical, etc. 6. Prepares construction budget by studying plans and specifications; updating specifications; identifying and projecting costs. Ability to prepare proposals up to $5m or greater. 7. Obtains proposals from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price. 8. Prepares detailed reports and bids for review by Company management before submission. 9. Ability to order equipment and supplies associated with projects estimated. 10. Must be masterful of the submittal process and specifications. Must address questions and rejections as needed. 11. Must be exceptional in writing detailed a Scope of Work (SOW). 12. Communication is a key characteristic for this position as well as the ability to work well with others. 13. Must be masterful in the purchasing of equipment, supplies, and materials. 14. Ability to navigate and understand purchase order process, equipment lead times, delivery destination, and inventory. 15. Fosters additional relationships with key vendors, subcontractors and service providers. 16. Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies. 17. Must be a team player and cooperative to employees, vendors, and other stakeholders. 18. Participates in team/staff meetings; attends in-service meetings and applicable workshops. 19. Keeps direct supervisor informed of project status; performs other duties assigned by direct supervisor.
