Full-Time (Exempt) Position Overview We are seeking an experienced and motivated Estimating Director to join our growing construction team. This role involves reading documents (drawings, specifications and hazardous building surveys), performing quantity take-offs (utilizing Bluebeam Revu by Autodesk), meeting customers on job sites, and preparing accurate cost estimates for demolition, asbestos abatement, and concrete cutting projects. Manage supervise, oversee, and train the subordinate full-time estimator(s). The ideal candidate is detail-oriented, highly organized, and able to adapt in a fast-paced environment. They should demonstrate strong communication skills, a professional demeanor, be experienced in sales, and have the ability to work collaboratively with colleagues, clients, and subcontractors. Estimating & Project Preparation
- Prepare accurate and detailed cost estimates for demolition, abatement, and concrete cutting projects.
- Monitor project schedules to ensure estimates are completed before required deadlines.
- Schedule and attend field walk-throughs with clients, subcontractors, and construction personnel to review scope, site conditions, and constructability requirements.
- Perform detailed field take-offs and evaluations to support estimate preparation.
- Review and compare project documents for accuracy, identifying and resolving discrepancies.
- Participate in estimate review meetings with management to ensure clarity and completeness.
- Assist in preparing and submitting change orders when needed.
- Conduct post-project reviews to capture lessons learned and identify process improvements.
- Prepare budgets of manhours, materials, equipment rental costs, and disposal for our project teams. Risk Assessment & Technical Knowledge
- Apply forward-thinking and critical questioning to assess potential risks, liabilities, opportunities for cost savings, and efficiency improvements.
- Demonstrate a working knowledge of basic structural engineering, including determining when shoring or engineering controls are required.
- Confirm the presence and status of live utilities before cutting begins, such as electrical, plumbing, sprinkler, mechanical, and communications.
- Recommend practical improvements to work methods, schedules, and procedures to enhance productivity, quality, or safety. Preconstruction & Transfer of Estimated Projects to Operations
- Develop accurate budgets to be clearly transferred and implemented by the operations team to ensure the project stays within financial targets while identifying risks and opportunities.
- Coordinate with operations to review drawings, logistical matters, facilitate RFIs early, and align the team on scope, schedule, and feasibility concepts through bidding. Develop initial project schedules, make clear and concise scopes of work for our foremen to utilize and understand and help transition successful bids into construction contracts. Communication & Documentation
- Communicate effectively using professional language and proper grammar in both verbal and written formats.
- Prepare clear, concise, and comprehensive reports as requested.
- Provide ongoing support to construction teams throughout the project lifecycle by clarifying and tracking the basis of cost estimates.
- Maintain confidentiality and handle sensitive company information with discretion.
- Request bid bonds from the President well in advance of the bid due dates.
- Call General Contractor customers to follow-up on bids. Negotiation of Contracts
- After projects are awarded, review our subcontract and negotiate unfavorable terms (time, liability, cancellation, quantity of mobilizations, payment terms, retainage, etc). with the general contractor
- Negotiate with subcontractors and vendors for favorable pricing (for disposal, trucking, etc) Technology & Research
- Use Microsoft Office programs proficiently and demonstrate general computer and technology skills.
- Use BlueBeam Revu by Autodesk for quantity takeoffs
- Conduct research as required to support estimating and operational needs. Oversight & Mentorship
- Provide daily supervision and direction to the Estimator, ensuring workloads are clearly assigned, priorities align with deadlines, and standards are consistently met.
- Review all estimates for accuracy, completeness, and compliance with company standards, client expectations, and safety requirements, serving as the final check before submission.
- Establish and communicate clear performance expectations, holding the Estimator accountable while modeling best practices in estimating, cost analysis, and bid preparation.
- Conduct regular check-ins and formal evaluations, offering constructive feedback, identifying skill gaps, and recommending training or development opportunities.
- Coach the Estimator through increasingly complex tasks, providing guidance while fostering independence, problem-solving skills, and accountability for results.
- Maintain open communication and mentorship that supports growth, reinforces Lakeside's values, and ensures consistent, high-quality estimating outcomes. Collaboration & Team Support
- Build and maintain cooperative, professional relationships with team members, clients, and partners.
- Identify and implement innovative, cost-effective solutions that meet project goals without compromising safety or quality.
- Complete all assigned tasks efficiently and within established timelines.
- Perform other job-related duties as assigned. Qualifications and Skills
- 10+ years' experience in construction estimating required with references
- Experience in asbestos abatement and building demolition preferred
- Maine DEP Asbestos Abatement Inspector License preferred
- Associates or Bachelors degree in Construction Engineering Technology or similar engineering diploma preferred
- Must have the ability to read, scale, and fully understand construction documents
- Must have the ability to read hazardous building material surveys for lead, asbestos and PCBs
- Ability to work with project managers throughout multiple projects.
- Excellent time management skills with multiple deadlines and shifting priorities.
- Strong organizational skills and sharp attention to detail. Physical Requirements
- Lift and carry up to 50 lbs occasionally.
- Stand, walk, bend, kneel, and climb periodically throughout the workday.
- Drive long distances to job sites across the state (multiple hours per day).
- Work in varying outdoor conditions, including heat, cold, rain, and snow.
- Operate around moving vehicles, heavy machinery, and construction equipment.
- Ability to safely navigate uneven terrain, ladders, and scaffolding.
- Wear required PPE at all times while on job sites.
- Be medically capable of wearing a respirator (pass a pulmonary function test). Safety Responsibilities
- Follow all company safety procedures and wear required PPE.
- Promote safe work practices and support a culture of safety.
- Immediately report injuries, near-misses, hazards, or unsafe conditions to management (call 9-1-1 first in an emergency).
- Stop work after an incident, identify the cause, and complete required reports before the end of the day.
- Actively identify and correct hazards to prevent accidents. Working Environment
- Monday-Friday, 7:00 AM-5:00 PM schedule, 50-hour work week; with occasional earlier starts to attend pre-bid meetings at far away sites; with occasional late days to complete bids before their required deadline. Some weekend work (often remote via phone/laptop).
- Frequent in-state travel to job sites; valid driver's license and clean driving record preferred.
- Work performed in both office and active job site environments.
- Exposure to weather, dust, fumes, fuel, and loud noise may occur.
- Requires adaptability and multitasking in a fast-paced setting, with regular interaction with crews and supervisors.
- Physical activity may include walking, standing, bending, and lifting materials/equipment.
