ABOUT THE ROLE
This is a senior-level estimating position focused exclusively on commercial and industrial roofing. The ideal candidate is an expert in low-slope re-roofing systems and can independently evaluate project requirements, develop scopes of work, perform takeoffs, prepare budgets, and create accurate proposals for complex roofing projects. You will serve as a technical resource during the preconstruction process and work closely with ownership, operations, manufacturers, and suppliers to ensure every estimate is complete, accurate, and executable. This is not a project management position and does not involve day-to-day field supervision. Occasional site visits may be required to evaluate existing roof conditions, perform investigations, or support the estimating process on complex projects.
PRIMARY RESPONSIBILITIES
Prepare complete estimates for commercial and industrial re-roofing projects ranging from 50,000 SF to 500,000+ SF Perform quantity takeoffs and material calculations from drawings, specifications, and field investigations Develop scopes of work for TPO, EPDM, FiberTite KEE, PVC, modified bitumen, and related roofing systems Review plans, specifications, manufacturer requirements, and existing roof conditions Evaluate roof assemblies, deck types, attachment methods, insulation systems, and code requirements Perform analysis of roof inspections, core cuts, pull tests, moisture investigations, and roof condition assessments when required Coordinate with manufacturers, suppliers, consultants, and internal teams during the estimating process Prepare professional proposals, budgets, alternates, and bid packages Participate in internal estimate reviews and quality-control processes Identify scope gaps, constructability concerns, and project risks prior to proposal submission Support project turnover by communicating scope assumptions and technical requirements to operations teams
REQUIRED EXPERIENCE
7+ years of commercial roofing estimating experience Extensive experience pricing low-slope commercial re-roofing projects Demonstrated experience estimating projects exceeding $500,000 in contract value Expert knowledge of TPO, EPDM, FiberTite/KEE, PVC, modified bitumen, insulation systems, and roofing assemblies Strong understanding of attachment methods, deck types, manufacturer requirements, and warranty systems Ability to independently perform takeoffs and material calculations Ability to read and interpret architectural drawings, specifications, and roofing details Experience performing roof investigations, core cuts, pull tests, and condition assessments Strong written communication and proposal-writing skills Exceptional attention to detail and commitment to accuracy
