ProCore Full Job Description Job Summary:
The Estimator is responsible for calculating the total costs of commercial construction projects, with an emphasis on medical facilities and multifamily construction, including conceptual budgeting and renovations of existing facilities, from initial concept to completion, by assessing labor, materials, equipment, and other costs associated with the project. This role requires close collaboration with project managers, subcontractors, vendors, and clients to produce accurate and competitive cost estimates. The Estimator will also be responsible for receiving bids, analyzing drawings, and specifications, and supporting the preconstruction process. Attention to detail, strong analytical skills, and an in-depth understanding of commercial construction processes, particularly in medical and multifamily sectors, including conceptual budgeting and renovation projects, are critical in this position.
Key Responsibilities:
Experience with site work, including coordination and cost-evaluation for site preparation, utilities, and infrastructure; occupied rehabilitation projects in both multifamily and commercial environments; implementation and compliance with ICRA (Infection Control Risk Assessment) requirements for healthcare-related construction; value engineering to identify cost-effective alternatives without compromising quality or compliance; and development, review, and management of construction schedules to support phased work, occupied facilities, and complex project sequencing. Review project drawings, specifications, and other documents to prepare detailed estimates for commercial construction projects, with a focus on medical facilities, multifamily developments, conceptual budgeting, and renovations of existing facilities. Analyze blueprints, designs, and other documents to determine project scope and material requirements, considering unique aspects of medical and multifamily construction, including renovations and conceptual budgeting phases. Identify potential risks and factors that may affect project costs and timeline, providing accurate adjustments, as needed, especially those related to regulatory requirements in medical facilities, zoning for multifamily projects, or challenges in renovating existing structures. Solicit, evaluate, and negotiate bids from subcontractors and suppliers specializing in commercial, medical, and multifamily construction, including those experienced in renovations. Develop comprehensive cost breakdowns that include labor, materials, equipment, and overhead tailored to commercial projects in medical and multifamily sectors, with emphasis on conceptual budgeting and renovation costs. Prepare bid packages and submit bids in accordance with established deadlines. Work closely with project managers, designers, and construction teams to ensure that estimates align with project goals and timelines for medical facilities, multifamily constructions, and renovation projects. Communicate with subcontractors and suppliers to gather pricing and material availability relevant to commercial construction needs, including renovation-specific materials. Engage with clients, architects, and engineers to discuss project specifications, scope changes, and pricing adjustments, particularly for medical and multifamily projects involving conceptual budgeting and renovations. Perform value engineering to identify cost-saving opportunities without compromising quality, safety, or compliance in medical and multifamily environments, especially during renovations. Analyze and identify project risks, propose mitigation strategies, and adjust estimates accordingly, with attention to healthcare regulations, multifamily housing standards, and renovation complexities. Conduct regular review meetings with internal teams to ensure project scope, costs, and scheduling are on track for commercial projects, including those involving conceptual budgeting and facility renovations. Provide support during the project bid process, attend pre-bid meetings, and provide input during value engineering sessions. Maintain accurate records of estimates and bid proposals for future reference and costs analysis. Regularly update and refine cost databases based on historical project performance and industry trends in commercial, medical, and multifamily construction, incorporating data from renovation projects. Ensure all estimates comply with relevant building codes, safety regulations, and industry standards, including those specific to healthcare, multifamily housing, and building renovations. Prepare and maintain detailed and organized documentation for estimating processes and proposals. Maintain compliance with company procedures, safety standards, and regulatory requirements.
Required Skills & Qualifications:
Bachelor's degree in construction management, Engineering, or related field or equivalent work experience. 3-5 years' experience as an Estimator in the commercial construction industry, with emphasis on medical facilities, multifamily projects, conceptual budgeting, and renovations of existing facilities. Strong understanding of commercial construction processes, materials, and labor costs, particularly in medical and multifamily sectors, including renovation techniques and conceptual budgeting methods. Proficient in construction estimating software (e.g. Procore, Buildertrend, Bluebeam, Sage Estimating) and Microsoft Office Suite. In-depth knowledge of building codes, safety regulations, and industry standards relevant to commercial, medical, and multifamily construction, as well as renovation projects. Strong analytical and mathematical skills, with exceptional attention to detail. Ability to work under tight deadlines and manage multiple projects simultaneously. Excellent communication and negotiation skills. Valid driver's license and willingness to travel to job sites, as needed.
